replacement improvements. <br />e. Window specifications shall be established pursuant to paragraph 4 of this <br />Agreement. <br />Taft Elementary Loading Zone <br />a. Nexus shall construct all improvements necessary to effectuate Definitive <br />Easement Agreement between Santa Ana Unified School District, Nexus and <br />South Coast Church. <br />b . Improvements to loading zone shall include driveway approaches, traffic lanes on <br />site, striping, church building renovations, portable classroom relocations, <br />computer lab on school and church properties, etc. as provided for in plans <br />included as part of Definitive Easement Agreement. <br />4. Pay City $200,000 for City to implement a Neighborhood Traffic Management <br />Plan ( "NTMP ") to mitigate changes in traffic patterns or increased cut through <br />traffic resulting from the Nexus and Geneva Commons Projects in the Sandpointe <br />Neighborhood. NTMP costs shall include traffic studies, staff time to process <br />neighborhood traffic plan, and the construction of appropriate traffic calming <br />devices, including but not limited to semi- diverters, diagonal diverters, and street <br />closures. The implementation of the NTMP shall be pursuant to procedures <br />adopted by the City Council. <br />5. Nexus shall pay the City the full cost (see Exhibit B) for the installation of a <br />Traffic Signal at the intersection of MacArthur Boulevard and Birch Street. <br />Utility Undergrounding <br />a.
