The following landscape guidelines are intended to clarify the <br />specific aesthetic criteria for site landscape design which exem- <br />plifies the "high- tech" style." On -site dealer landscaping must <br />meet all other City of Santa Ana General Landscape Design Standards <br />in obtaining planning approvals, unless otherwise specified. Each <br />dealership /lot shall allot 5% of the on -site area exclusive of the <br />building footprints and street oriented landscaping for landscape <br />planter areas. The landscaped areas shall be designed and located <br />to provide adequate visual relief to the paved areas, especially <br />those in public view. <br />b. Dealership (on -site) Landscape Design Guidelines <br />Hardscape and landscape palettes have been selected in keeping with <br />the overall landscape concept. Their repeated use throughout the Auto <br />Mall will provide a continuity and unification of the architectural <br />and landscaping themes, while providing each dealer with an oppor- <br />tunity for an individually designed site. Design elements not in- <br />cluded in the palettes must be submitted to the Architectural Review <br />Board for approval. <br />The design of the portion of the lot closest to the streetscape <br />should maintain the formality of the streetscape. Within each lot <br />the overall design theme should be continued although an informal <br />use of materials is permissible if the design complements the street - <br />scape theme. Key aspects of on -site design include the use of plant <br />material in large masses, rows of clipped and /or unclipped hedges, <br />and a minimum of plant variety within each lot.
