<br />Resolution No. 2008-09 <br />Page 1 of 4 <br /> <br /> <br /> <br /> <br />ROH – 5/29/08 <br /> <br />RESOLUTION NO. 2008-09 <br /> <br />A RESOLUTION OF THE ZONING ADMINISTRATOR OF <br />THE CITY OF SANTA ANA APPROVING MINOR <br />EXCEPTION NO. 2008-01 AS CONDITIONED SEEKING TO <br />ALLOW A REDUCTION IN OFF-STREET PARKING FOR <br />THE PROPERTY LOCATED AT 1125 EAST <br />SEVENTEENTH STREET <br /> <br /> <br />BE IT RESOLVED BY THE ZONING ADMINISTRATOR OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Zoning Administrator of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br />A. Minor Exception No. 2008-01 came before the Zoning Administrator of the <br />City of Santa Ana for a public hearing on April 30, 2008. On April 30, <br />2008 the matter was continued to May 14, 2008. On May 14, 2008 the <br />matter was continued to June 4, 2008. <br />B. The applicant is requesting approval of Minor Exception No. 2008-01 to <br />allow for a reduction of thirteen (13) percent of the off-street parking space <br />requirements, in order to accommodate two proposed professional trade <br />schools at 1125 East Seventeenth Street. <br />C. Santa Ana Municipal Code Section 41-638.1 authorizes the Zoning <br />Administrator to grant a Minor Exception upon making certain findings <br />which have been met. <br />1. That the granting of a minor exception to allow two or more <br />independent uses to share the required parking stalls will not result <br />in a conflict between parking for one use and parking for another <br />due to differences in time of primary utilization of parking. <br />The North Park Medical Plaza is a contained site surrounded <br />by residential to the north and commercial to the south, east <br />and west. As proposed, a total parking reduction of 13 <br />percent is anticipated for the existing medical plaza. The <br />minor exception process allows for a parking reduction of up <br />to 20 percent based on the demonstration that a center with <br />mixed uses will have no conflict in sharing the existing parking <br />stalls. The shared parking analysis prepared by RK <br />Engineering Group, Inc. has determined that sufficient parking <br />will be provided for the project during times of peak demand.
