3. Parcels behind properties abutting the east side of Bristol <br />Street, between Seventeenth Street and Ninth Street, <br />which front on Louise Street. <br />4. Parcels fronting on Civic Center Drive and Seventh <br />Street, behind parcels abutting the west side of Bristol <br />Street; and <br />5. Properties abutting both sides of Bristol Street, between <br />Seventeenth Street and Memory Lane, except for Honer <br />Plaza, the .vacant lots at the northeast Corner of <br />Seventeenth and Bristol, the Santiago Elementary School <br />site and the City of Santa Ana Utilities Agency site <br />adjacent to and south of Santiago Creek. <br />Medhm-!Density Residential <br />This designation applies to properties primarily zoned R -2 and e <br />developed with duplexes, which serve as buffers between <br />commercial development and low- density residential <br />neighborhoods. Permitted density is up to 15 dwelling units per <br />acre. The Medium - Density Residential designation within the " <br />project area includes: <br />�. Parcels fronting both sides of Sixth Street, behind parcels <br />abutting the east side of Bristol Street; and <br />2. Parcels fronting both sides of Sixth Street, behind parcels <br />abutting the west side of Bristol Street. <br />Medium-High Demily Residential <br />This designation applies to areas that have been developed with <br />multi -family uses. Permitted density is up to 22 dwelling units <br />per acre. Medium -High Density Residential designations within <br />the project area include: <br />1. Properties fronting on both sides of Third Street, behind <br />parcels abutting the east side of Bristol Street; and <br />2. Properties fronting on both sides of Third Street, behind <br />parcels abutting the west side of Bristol Street. <br />The City of Santa Ana is currently reviewing development standards for <br />several land use classifications, which are likely to result in <br />modifications to floor area ratios, lot coverage, building bulk, <br />streetscape structure, height and lot consolidation standards which will <br />affect future development along the Bristol Street corridor. <br />III -50 <br />
