• Determine what expenses are necessary and eligible as reestablishment expenses. <br />• Inspect the replacement property, obtain cost estimates, discuss the issues with the <br />displacee, verify expenses and income and project next two years to assess whether <br />increased operating costs will exist. <br />• Determine eligibility for actual reasonable search expenses. <br />• Determine eligibility for In -Lieu business payment, utilizing IRS tax returns and /or <br />certified financial statements. <br />• If Business Good -Will becomes an issue, an appraisal, or letter of exposure, may be <br />required. <br />• Arrange for a final walk- through inspection of the property. <br />• Collect final supporting documentation, prepare final claim, prepare certification and <br />close file. <br />Construction and moving bid services shall include: <br />Movers: <br />• Conduct on site inventory and photos <br />• Complete certified inventory and mover instruction form <br />• Schedule and coordinate bids <br />• Attend site inspection, if necessary <br />• Review and compare bids <br />Contractors: <br />• Verify licensing <br />• Prepare mover instruction form <br />• Schedule and coordinate bids <br />• Attend site inspection, if necessary <br />• Review and compare bids <br />• Evaluate for eligibility <br />PROPERTY MANAGEMENT SERVICES <br />Consultant will coordinate all of the property management tasks with City staff and the <br />demolition contractor as deemed necessary. Consultant shall provide interim property <br />management during the transition from occupancy to demolition. This includes the <br />coordination of utility connections and disconnections, preparing and facilitating short -term <br />rental agreements, rent collections, providing eviction services, property maintenance and <br />security, preparing and issuing notices to vacate in accordance with state law, coordination <br />of final asbestos and lead surveys, and monitoring the demolition of structures and removal <br />of underground storage tanks or other environmental concerns. <br />Property Management duties shall include: <br />• Property Management Coordination <br />• Acting as Property Management Liaison <br />• Utility Coordination <br />• Invoice Services <br />• Security Services <br />• Lawn Care <br />• Facilitate Maintenance Services <br />25F -173 <br />
