HOUSING RESOURCES <br />As outlined in Program 28, the City will revise its density bonus ordinance to <br />reflect changes in state law. The amount of density bonus could range from 20 to <br />35 percent, depending on the amount by which the percentage of affordable <br />housing units proposed in a project exceeds the minimum percentage established <br />in state law. Eligible projects may also receive one to three concessions or other <br />development incentives, depending on the proportion of affordable units and level <br />of income targeting. <br />Summary Assessment <br />Nearly all 305 acres of the Harbor Corridor Plan could potentially accommodate <br />new housing, and dozens of acres are currently vacant or extremely underutilized <br />(e.g., vacant buildings). A little more than 10 acres of land within the Harbor <br />Corridor Plan will be set aside exclusively for residential use by right at a <br />minimum density of 20 units per acre. Given the Plan's potential to support up to <br />4,600 units and current interest from the development community, it is reasonable <br />to assume that at least 500 units of new housing at densities around 20 to 30 units <br />per acre could be built along the corridor within the planning period. The Harbor <br />Corridor Plan will also have flexible development standards that promote "active <br />living ", by -right residential/mixed use subject to conformance review, and <br />proximity to current and future BRT and Fixed Guideway improvements. <br />AA& <br />CITY OF SANTA ANA GENERAL PLAN HOUSING ELEMENT C -13 <br />
