Land Use and <br />City of Santa Ana -Park View at Town and Country Manor <br />Draft EIR <br />gross floor area of all buildings on a lot and the total area of that lot) for the entire Town and Country <br />Manor campus after project implementation would be 1.58. <br />Surrounding Area <br />Land uses surrounding the project site consist of the following, as identified by aerial photographs <br />and site reconnaissance. <br />North <br />To the north lies existing Town and Country Manor buildings, low -rise office buildings and parking <br />lot in the City of Orange, and the SR -22 freeway. <br />East <br />To the east lies the balance of the Town and Country Manor campus, Memory Lane, Santiago Creek <br />and Park, single - family residential uses, and the Orange Financial Center and parking structure. The <br />Park is 23 acres in size and provides a combination of active and passive recreational uses. <br />South <br />To the south is Memory Lane and Santiago Creek and Park, located across Memory Lane. Single - <br />family residential uses border the Park on the south. <br />West <br />To the west are Lawson Way and City Place, a 17.7 -acre mixed use development, a portion of which <br />planned to contain a 31 -story high -rise structure is currently being processed by the City. Adjoining <br />City Place on the north end is the 16 -story Orange Executive Tower and supporting 7 -story parking <br />structure, and an apartment complex north of Town and Country Road. Further west across Main <br />Street is the Westfield Main Place mall, which includes movie theaters, retail uses, and restaurants, <br />and the I -5 freeway. <br />4.4.3 - Regulatory Setting <br />Existing General Plan and Zoning <br />The project site is currently zoned as Suburban Apartment (R -4), with a General Plan Land Use <br />Designation of Medium Density Residential (MR -15), allowing 15 dwelling units /acre (see Exhibit 3- <br />5). The proposed project differs from the allowable uses of the current zoning code and maximum <br />density allowed by the General Plan.
