Conflict with any applicable habitat conservation plan or natural communities conservation <br />plan? <br />4.4.5 - Impact Analysis and Mitigation Measures <br />This section discusses potential land use impacts associated with the development of the proposed <br />project. Mitigation measures are provided where necessary. <br />Divide Established Community <br />Impact 4.4 -1 The project would not physically divide an established community. <br />[CEQA Land Use and Planning Threshold 9(a)] <br />Impact Analysis <br />The project site is located adjacent to a major business district in the City of Santa Ana and situated at <br />the northeast corner of Memory Lane and Lawson Way, across from Santiago Park and one block east <br />of Main Street. The project site is surrounded by primarily urban uses. Implementation of the project <br />with proposed multi -story residential tower will allow for aesthetic and operational integration and <br />complete development of the existing Town and Country Manor campus. The project will further <br />contribute to the continued revitalization of the northeastern part of the City of Santa Ana, providing <br />project components that are compatible with existing and planned uses along and adjacent to Main <br />Street. The proposed project is compatible with the high intensity development existing and being <br />established within the Main Place District Center area, and can be considered part of a master planned <br />mixed use area containing the Main Place Mall, City Place development, and the proposed project. <br />No division of an established community will occur, resulting in no impact. <br />Level of Significance Before Mitigation <br />No impact. <br />Mitigation Measures <br />No mitigation measures required. <br />Level of Significance After Mitigation <br />No impact. <br />Conflict with Applicable Plans, Policies, or Regulations <br />Impact 4.4 -2 The project would not conflict with any applicable land use plan, policy, or <br />regulation of an agency with jurisdiction over the project (including, but not limited <br />to the general plan, specific plan, local coastal program, or zoning ordinance) <br />adopted for the purpose of avoiding or mitigating an environmental effect. <br />[CEQA Land Use and Planning Threshold 9(b)] <br />Impact Analysis <br />The City of Santa Ana's General Plan sets forth general goals that serve to guide land use planning <br />efforts in the City of Santa Ana.
