The Project Budget will contain (1) details of each type of <br />expenditure and the applicable sources of funds; (ii) funding <br />commitments to be obtained by DEVELOPER for <br />Project Budget (Per <br />DEVELOPER and <br />construction financing, permanent financing, and other <br />Section 7.4) <br />The CITY <br />financing from external sources to assist in financing the <br />Project, (iii) evidence The CITY reasonably requests in order <br />for DEVELOPER to demonstrate that DEVELOPER has <br />sufficient resources to complete the Project. <br />Rehab Team (Per <br />DEVELOPER will be required to identify team with <br />Section 7.2) <br />DEVELOPER <br />experience in historic rehabilitation. <br />DEVELOPER and the CITY will work cooperatively to estimate <br />the parking spaces required for the Project. The CITY will <br />provide DEVELOPER with options to satisfy the estimated <br />Parking (Per Section <br />DEVELOPER and <br />parking needs of the Project, and the CITY will implement <br />8.2) <br />The CITY <br />the option that Developer selects at no cost to the <br />Developer. DEVELOPER will not be required to conduct any <br />parking studies in connection with the Project. <br />As part of the "Healthy Santa Ana" initiative, The CITY seeks <br />to ensure that the developed Project will be available to <br />both The CITY's and the County of Orange's employees as <br />well as the general public. Developer will present options for <br />Availability of <br />DEVELOPER and <br />ensuring use of facility by government employees and the <br />Facility to Public <br />The CITY <br />general public. The CITY, depending upon the development <br />options and financial analyses of each option, may invest <br />funds in this project to encourage government employee <br />and public participation. <br />The DEVELOPER will conduct outreach to Santa Ana <br />Hiring Percentage <br />residents for hiring and employment purposes. Developer <br />of Santa Ana <br />DEVELOPER <br />will use reasonable efforts to model its outreach pursuant to <br />Residents <br />the Department of Housing and Urban Development Section <br />3 Program. <br />Time Frame for <br />DEVELOPER and <br />To be determined by the Parties and included as part of <br />Completion <br />The CITY <br />Development Agreement <br />Reimbursement <br />DEVELOPER and <br />DEVELOPER will pay for a portion of costs of The CITY's <br />Agreement <br />The CITY <br />consultant, to be determined by the Parties, <br />
