Negligent Work <br />Faulty, Inadequate or defective: <br />(1) Planning, zoning, development, <br />surveying, siting; <br />(2) Design, specifications, workmanship, <br />repair, construction, renovation, <br />remodeling, grading, compaction; <br />(3) Materials used in repair, construction, <br />renovation or remodeling; or <br />(4) Maintenance; <br />of part or all of any property on or off the <br />described premises. <br />C. Limits of Insurance <br />1 <br />i11 <br />3. <br />The most we will pay for loss or damage in <br />any one "occurrence" is the applicable Limit <br />of Insurance shown In the Declarations. <br />The limits applicable to the Coverage <br />Extensions are in addition to the Limits of <br />Insurance. <br />The limits applicable to the following <br />Additional Coverages are in addition to the <br />Limits of Insurance: <br />a. Fire Department Service Charge; <br />b. Pollutant Clean -Up and Removal; <br />c. Civil Authority; <br />d. Money Orders and Counterfeit Paper <br />Currency; <br />a. Forgery and Alteration; <br />L Ordinance or Law; <br />g. Business Income from Dependent. <br />Properties; <br />h. Glass Expenses; <br />i. Employee Dishonesty; <br />J. Arson and "Theft" Reward; <br />k. Computer Equipment; <br />I. Tenant Signs; <br />m. Fire Extinguisher Systems Recharge; <br />n. Commercial Tools and Small Equipment <br />o. Fine Arts; <br />p. Fences and Walls; <br />p. Salesperson's Samples; <br />q. Leasehold Interest (Tenant's Only); <br />r. Unauthorized Business Credit Card Use; <br />s. Deferred Payments; <br />t. Building Limit - Automatic Increase <br />If Covered Property is written on a <br />Replacement Cost basis: <br />a. The Limit of Insurance for Buildings will <br />automatically be revised by changes that <br />occurred in the cost of construction during <br />the preceding policy year. <br />b. The amount of increase will be determined <br />by reports of a recognized valuation <br />method. <br />c. We will inform you of such adjusted <br />values. Upon their acceptance, you agree <br />to pay any additional premium for the <br />adjusted limit. Payment of your renewal <br />premium, which Includes the revised Limit <br />of Insurance, shall constitute acceptance. <br />d. We will pay the replacement cost value of <br />the damaged portion of the building at the <br />time of loss, but not more than 115% of <br />the Limit of Insurance for Building if: <br />(1) The amount of any loss covered by <br />this policy exceeds the Limit of <br />Insurance for Building stated in the <br />Declarations for the damaged <br />Building; and <br />(2) The actual repair or replacement is <br />completed within one year of the date <br />of loss. <br />e. The Building Limit - Automatic Increase <br />clause will not apply if: <br />(1) You do not accept the adjusted value; <br />or <br />(2) You do not inform us of changes to <br />covered Building: <br />(a) Within sixty (60) days of the date <br />any additions, improvements or <br />enlargements to the building are <br />begun, and <br />(b) When the replacement value of the <br />changes are more than 5% of the <br />Limit of Insurance for the building. <br />5. Business Personal Property Limit - Seasonal <br />Increase <br />a. The Limit of Insurance for Business <br />Personal Property will automatically <br />increase by 25% to provide for seasonal <br />variations. <br />b. This increase will apply only if the Limit of <br />Insurance shown for Business Personal <br />Property in the Declarations is at least <br />100% of your average monthly values <br />during the lesser of: <br />(1) The 12 months immediately preceding <br />the date the loss or damage occurs; or <br />Includes copyrighted material of Insurance Services Page 36 of 66 <br />Office, Inc. with Its permission <br />
