16. The following items must be included as exterior amenities for the <br />development; Enhanced paving in the retail parking lots, the retail <br />walkways and the retail courtyards, and at least one water feature. The <br />exact specifications for these items are subject to the review and approval <br />of the Planning Division. The amenities shall be completely installed prior <br />to issuance of a certificate of occupancy for the building. <br />17. Pedestrian walkways shall be provided through all lots to establish <br />pedestrian pathways throughout the development. The amenities to be <br />provided along this pathway shall include decorative concrete and paving, <br />accent lighting and landscape planters as shown on the plans. The <br />materials and design of the walkway is subject to the review and approval <br />of the Planning Manager. The improvements in each phase must be <br />completed prior to occupancy of the first unit in the respective phases. <br />18. Development, operational and maintenance standards shall be <br />established for the number, style and location of outdoor seating. The <br />seating shall be made of a durable material such as concrete or painted <br />iron and be designed to minimize effects from vandalism, skateboarding <br />and weather. This seating shall be reviewed and approved in conjunction <br />with the landscape plan and must be submitted prior to building plan <br />check. <br />19. Trash receptacles shall be located in high activity areas, such as plazas <br />and other public open spaces. The style of the receptacles shall be <br />compatible with other plaza furnishings. <br />20. All street furniture surfaces, pedestrian level walls and amenities shall <br />incorporate graffiti resistant coatings. <br />21. Glass storefronts and windows within the retail component shall provide <br />clear glass. The use of opaque or semi - opaque storefronts or glass is <br />prohibited. <br />22. Public payphones, if provided, may only be located within buildings. <br />23. The project shall be in compliance with all mitigation measures identified <br />in the environmental impact report. <br />24.
