NEW CONSTRUCTION PROJECTS <br />• Compliance with all current codes, standards and ordinances is required. <br />REHAB / ACQUISITION / ON-GOING COMPLIANCE <br />• Compliance with all applicable codes (federal, state, and local) is generally required. Some pre-existing, <br />non -conforming conditions may be allowed as long as required permits were obtained and they meet the <br />minimum standards described below. <br />MINIMUM STANDARDS (REHAB / ACQUISITION / ON-GOING COMPLIANCE) <br />• All chimneys shall be safe, sound and free of significant defects, damage or deterioration. <br />• Chimneys shall be relatively plumb and free of loose or deteriorated mortar. <br />• Chimneys shall be free of significant settling or heaving. <br />• Chimneys attached to any appliance or fireplace that burns solid fuel shall be equipped with an approved <br />spark arrestor. <br />Damaged or deteriorated paint shall be evaluated for the presence of lead and the control of lead-based hazards <br />in housing built before 1978. When applicable, damaged or deteriorated materials shall be evaluated for the <br />presence of asbestos and the control of asbestos hazards. <br />Estimated Remaining Useful Life (ERUL) <br />• Chimneys shall have an ERUL of at least five years. <br />• Housing projects consisting of 26 or more units are required to provide a capital needs assessment to <br />ensure that chimneys will be maintained during the period of affordability. <br />ON-GOING COMPLIANCE <br />• Deficiencies that pose an imminent threat to public health or safety must be addressed immediately. <br />BUILDING EXTERIOR <br />EXTERIOR WALLS <br />NEW CONSTRUCTION PROJECTS <br />• Compliance with all current codes, standards and ordinances is required. <br />REHAB / ACQUISITION / ON-GOING COMPLIANCE <br />• Compliance with all applicable codes (federal, state, and local) is generally required.
