ATTACHMENT <br />STATEMENT Or JUST COMPENSATION <br />Assessor's Parcel: 408-334-18 <br />Property Owner: Pedro Castrejon and Natividad Castrejon, husband and wife as joint <br />tenants. <br />Property Address: 1301 West Camden Place <br />Santa Ana, California <br />Location of Parent Property: Northeasterly terminus of Camden Place, beginning 490-L feet east of <br />Poplar Street, within the corporate limits of the City of Santa Ana. <br />Description of Parent Property: The property is presently improved with a single family residence <br />of wood frame and stucco construction. The floor plan includes a <br />living room, dining room, kitchen, 3 bedrooms, and 1'/ bathrooms. <br />The dwelling contains 1,008 square feet of permitted living area <br />with an additional 203 square feet of apparently unperraitted living <br />area. Further, a portion of the garage has been converted to <br />nonconforming living quarters. The dwelling as originally <br />constructed in 1957; it is unknown when the addition and garage <br />conversion were constructed. <br />Other appurtenant on-site improvements located within the <br />boundaries of the subject parcel include a two -car attached garage, <br />wood frame patio cover, canopy structure, concrete paving, <br />concrete block walls, chain link fencing, wood fencing, wrought <br />iron fencing, inground irrigation system, and ornamental <br />landscaping. The property has been <br />considered and appraised under the previous zone classification of <br />R-2 (two family residential) as a means of avoiding project <br />influence. <br />Topography: <br />Effectively level topography. <br />Utilities: <br />In place at site. <br />Highest and Best Use: <br />Highest and best use is defined as the reasonably probable and legal <br />use of land, which is legally permissible, physically possible, and <br />financially feasible that results in the highest value.
