LS 4.24.17 <br />RESOLUTION NO. 2017-16 <br />A RESOLUTION OF THE PLANNING COMMISSION OF <br />THE CITY OF SANTA ANA APPROVING SITE PLAN <br />REVIEW NO. 2017-01 AS CONDITIONED TO ALLOW AN <br />EXPANSION AND EXTERIOR REMODEL AT THE <br />PROPERTY LOCATED AT 1405 SOUTH AUTO MALL <br />DRIVE <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Planning Commission of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br />A. Applicant is requesting approval of Site Plan Review No. 2017-01 to allow <br />an expansion and remodel at an automobile dealership building at the <br />property located at 1405 South Auto Mall Drive. <br />B. Santa Ana Municipal Code Section 41-593.5(c) requires a review by the <br />Planning Commission of all plans within a specific development (SD) plan <br />area to ensure the project is in conformity with the Specific Plan. <br />C. Site Plan Review No. 2017-01 came before the Planning Commission of <br />the City of Santa Ana on April 24, 2017. <br />D. The project is in compliance with all applicable development standards <br />outlined within the Specific Development Plan (SD -60). <br />E. In accordance with the California Environmental Quality Act (CEQA), the <br />recommendation is exempt from further review pursuant to Section 15302. <br />This Class 2 exemption applies to projects consisting of replacement or <br />reconstruction of existing structures and facilities where the new structure <br />will be located on the same site as the structure to be replaced and will <br />have substantially the same purpose and capacity as the structure <br />replaced. Specifically, the project conforms to Section 15302 (b), which <br />involves replacement of a commercial structure with a new structure of <br />substantially the same size, purpose, and capacity. The replacement <br />structure proposed as part of the project will result in a negligible increase <br />in square footage and will not increase the capacity of the site in any <br />substantive fashion so as to negatively affect the environment or <br />surrounding properties. Based on these criteria and on staffs analysis, <br />Categorical Exemption Environmental Review No. 2015-91 will be filed for <br />this project. <br />Resolution No. 2017-16 <br />Page 1 of 4 <br />
