Exhibit A <br />Specific Development No. 4 (SD -4) <br />Armstrong Ranch <br />SECTION 1 —Applicability of Ordinance <br />The Specific Development No. 4 Zoning District (SD -4), as authorized by Chapter <br />41, Division 26, Section 41-593 et seq., of the Santa Ana Municipal Code, is subject <br />to the standards and regulations contained in this plan for the express purpose of <br />establishing land use regulations and standards. All other applicable chapters, <br />articles, and sections of the Santa Ana Municipal Code shall apply unless expressly <br />waived or superseded by this ordinance. Use district regulations established in <br />Chapter 41, Article III, of the Santa Ana Municipal Code for zoning districts other <br />than the SD zoning district may be incorporated herein by reference. <br />SECTION 2 — Purpose <br />The Specific Development No. 4 Plan for the Armstrong Ranch site is hereby <br />established for the express purpose of protecting the health, safety, and general <br />welfare of the people of the City of Santa Ana by encouraging the use of innovative <br />planning concepts and principles for the planned residential development of a <br />series of separate but related land areas in the City of Santa Ana subject to Specific <br />Development Ordinances 3, 4, 5, 6 and 7 promoting and enhancing the value of <br />property and encouraging the orderly development of the property. <br />SECTION 3 — Uses Permitted <br />The following uses are permitted in the SD -4 zoning district: <br />a. crop agriculture, <br />b. single family dwellings, <br />c. accessory buildings and <br />to the primary use, subje <br />d. One (1) temoorary real e <br />e. <br />Municipal Code. <br />uses determined to be incidental and necessary <br />.t to the approval of the Planning Commission. <br />SECTION 4— Uses Subject to a Conditional Use Permit <br />The following uses are conditionally permitted in the SD -4 zoning district: <br />a.
