Selena Kelaher <br />December 7, 2017 <br />Page 3 <br />Further, the City's Municipal Code provides very specific criteria that the applicant <br />must meet to obtain the requested variance, including that there are "special circumstances" <br />concerning the subject property; the variance is necessary to preserve a substantial property <br />right; and the variance will not be detrimental to the public welfare or injurious to the <br />surrounding properties. Yet, the application only provides one -sentence responses to those <br />required findings, with no detailed analysis of how the Hotel Project meets the criteria for <br />a variance. To that end, the application provides no analysis of alternative configurations <br />to the on-site parking proposed by the applicant for the Hotel Project. <br />Given the community's concerns about parking in this area, as raised at the March <br />9, 2017, Sunshine Community Meeting and the May 2nd meeting of the City Council, we <br />believe that the Hotel Project should not be approved unless and until adequate parking is <br />provided both for the community and the Hotel Project. <br />EJC/ysr <br />LEGAL02/37744244vl <br />Very truly <br />Edward J.
