Planning Commission Action :The Planning Commission will hold a Public Hearing to receive public testimony,and will take action on the item described below.Their decision will be forwarded to the City Council for final determination. Project Location:402 North Euclid Street,Community Commercial (C-1) zone. Project Applicant:Source Architecture Inc.,representing CN Square Office Building Proposed Project:The applicant proposes to construct a new 3,705 square-foot medical office building.In order to facilitate the construction of the project,the applicant is requesting approval of General Plan Amendment No. 2019-02 to change the general land use designation from Low-Density Residential (LR-7)to General Commercial (GC) resulting in updated text portions of the City's Land Use Element to reflect this change,and Variance No.2019-04 to allow a reduction in the City’s lot size and side yard setback standards. Environmental Impact:In accordance with the California Environmental Quality Act (CEQA),the recommendation is exempt from further review pursuant to Section 15303 (Class 3 “New Construction or Conversion of Small Structures”).Class 3 Categorical Exemption allows for the construction of new,in-fill commercial buildings in a zone which permits Commercial land uses. Based on this analysis,a Notice of Exemption for Environmental Review No. 2017-50 will be filled for this project.
