NOTICE OF PUBLIC HEARING BEFORE THE SANTA ANA PLANNING COMMISSION The City of Santa Ana encourages the public to participate in the decision- making process.This notice is being sent to those who live or own property within 500 feet of the project site or who have expressed an interest in the proposed action.We encourage you to contact us prior to the Public Hearing if you have any questions.If you challenge the decision on the below matter,you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice,or in written correspondence delivered to the Planning Commission or City Council of the City of Santa Ana at,or prior to, the public hearing. Planning Commission Action :The Planning Commission will hold a Public Hearing to receive public testimony,and will take action on the item described below.Recommendation on this matter will be forwarded to City Council at a later date for final determination. Project Location:813 North Euclid located in the Two-Family Residence (R- 2)zone. Project Applicant:ASI Development representing 7-Eleven,Inc. Proposed Project:The applicant is proposing to construct a 3,045 square- foot convenience store (7-Eleven),service station with a 1,800 square-foot canopy, and a parking lot with 16 spaces on a .65- acre vacant site.In order to facilitate the construction of the project,the applicant is requesting approval of the following land use entitlements:(1)Amendment Application No.2019-03 to rezone the property from Two-Family Residence (R- 2)to Community Commercial (C-1),and (2)Conditional Use Permit No.2019-21 to allow the convenience store and service station to operate 24 hours a day,seven days per week.In conjunction with the land use entitlements,the applicant is requesting approval of Mitigated Negative Declaration and Mitigation Monitoring Reporting Program,Environmental Review No.2018-28. Environmental Impact:In accordance with the California Quality Environmental Act (CEQA),Environmental Impact Report,Environmental Review No.2018- 28 was prepared for the project to analyze the potential impacts of the project and identify measures to mitigate the environmental effects.The EIR concluded that the proposed project would require mitigation measures related to cultural and tribal cultural resources,geology and soils,hazards and hazardous materials, noise,and transportation/traffic. Meeting Details:This matter will be heard on Monday,January 27,2020 at 5:30 p.m.in the City Council Chambers, 22 Civic Center Plaza,Santa Ana, California 92701.All persons interested in this matter are notified to appear at this time.
