I have lived in my home on Flower Street for 41 years. I’ve experienced any changes.
Although I am very grateful that the Corrigan property is being considered for new homes, I am concerned about the
construction that is planned. Additional traffic will be generated by three homes built on lots originally designated
for two homes. Our end of Flower Street is now reminiscent of the days when the freeway offramp exited on
Flower! Many of the “single family dwellings” are NOT occupied by single families. Our lovely, peaceful
neighborhood feels like it is disappearing.

Hello,
I live one block away from this house. I oppose to the new buyer breaking this lot into 3 single
lots. This was the Corigan's home and should be left alone. If the new buyer wants to
remodel and make the house nice to fit in with rest of the single homes in this neighborhood. I
would love to see that. We do not need more added homes to congest the block. More added
homes will created more cars parked all over the street.
My husband and I oppose this project.

To whom it may concern,
I lived all my life is Santa Ana .I moved to Morrison Park ten years ago.
I love this neighborhood , everyone know everyone. I walk every day
an enjoy our beautiful ambience the neighborhood provides.
When I saw the notice about a new project behind my house I has happy.
However, what Saint Thomas, LLC is proposing I am against. The project
doesn't not fit our neighborhood .Its way to big they can go to Irvine for this
type of project. I would be happy with normal single family homes that fits
our neighborhood.
What happens when Saint Thomas, LLC builds the project . They are going to
take the profits an run. Who is going to be stuck looing at the monster houses,
and the other issues that come with developing large homes where they don't
fit.
I hope you consider what's best for our neighborhood not about making revenue
for the city. I would still like to enjoy my daily walks around my neighborhood.

I have been a resident of Santa Ana for fifty six years and have lived in my current
residence on W. Orange Rd. for 36 of those years. We are a family oriented
neighborhood, in a neighborhood where the neighbors are friends and know each
other's names. Our neighborhood consists of single level, 3 to 4 bedroom homes. We
have good sized lots where the kids can play and bbq parties are common.
Splitting 2828 N. Flower Street into 3 parcels would crowd this lot, but adding 2 story
homes is totally out of character for our neighborhood aesthetics. To have three huge,
looming three story homes looking down on all our properties is an extreme invasion
of privacy rights! The houses will be eye sores for the neighborhood. With 5
bedrooms each, that adds 15 bedrooms in a small area of land and in an area that
parking is already compromised by rentals and apartments.
If this land is divided into 3 lots, at least keep it in line with the neighborhood and
make them single story homes!

Please do not allow this subdivision to happen. The city of Santa Ana has such a bad
reputation for over crowding and crime. This is still a nice area and we don't need anymore
parking problems. We already have them because of the condos and appartments down the
street. Please help us preserve our beautiful neighborhood.

As a resident of this neighborhood since 1959, first moving into my current address at 2754 N Flower
in 1963. I’m apposed to the planned re-zoning of 2828 N. Flower. The addition of 3, 5 bedroom 2
story houses on this street not only would be an eyesore and out of character for the neighborhood,
it would also be a strain on the street parking. Splitting the property into 3 would make the
properties the smallest in the neighborhood at .14 acres each. I feel a better fit for the
neighborhood would be 2 single story homes on .21 acre lots, but if 3 homes must be built please
keep them to the neighborhood standard of single story.

Dear zoning administrator:
My family and I live at 2743 N Flower St, Santa Ana, CA 92706. We oppose the proposed
Saint Thomas Lot.
We purchased our home last November. We love the charm and character of Morrison park,
and the surrounding Park communities of Floral, Fisher and west Floral Park.
We’re very concerned that the proposed Saint Thomas lot will set a precedent that will
ultimately ruin the character and charm of our community. If this proposal is passed, current
and future property owners will look to exploit our community for profit. What is stopping
other property owners from subdividing their lots?
This proposal can and will lead to a change in the look and feel of this community. I foresee
many property owners to follow the Saint Thomas playbook all in the name of profit.
Requests to subdivide parcels will increase.
Who is Saint Thomas LLC? A simple search on the California Secretary of State’s website
reveals that Saint Thomas LLC’s current status is “FTB (Franchise Tax Board)
SUSPENDED”. In other words, Saint Thomas has been suspending from legally operating
in the State. Do we know why they’re suspended? How can we trust an outside suspended
corporation to act in the best interest of our community?! Simple answer: we cannot. The
city of Santa Ana should not trust Saint Thomas either.
The community that lives in this neighborhood today should have a voice in what the
neighborhood will look like in the future. Saint Thomas LLC is not a community
stakeholder. They don’t live in or participate in the community. Outsiders, like Saint
Thomas shouldn’t be allowed to make such drastic changes to a community.
Please listen to community that is here now. Stop this development.

My family and I have lived in the neighborhood for over 20 years. We moved to this area because we love the
charm of the homes which all have history and uniqueness to them. We live directly across the street from the
zoning issue. Adding 3 two story homes would create overcrowding, invasion of privacy and more parking issues.
My family and I oppose this re- zoning request to put multiple houses at 2828 N. Flower St. The solitary architect of
each home make this neighborhood desirable. Putting multiple cookie cutter homes in a single family zoning area
would bring down the appeal and charm of the family oriented neighborhood.
We are requesting that you deny the re-zone request and keep our neighborhoods charm.

We are residents that will be impacted by the proposed new parcel splicing at 2828 North Flower Street and we are respectfully writing to you to voice our strong opposition and concerns in relation to the proposed project. We reside at 2743 North Flower Street.
We believe such development will be detrimental to the area, nearly all residents are completely opposed to the addition of multiple housing units on one lot that will cause traffic and safety problems, create even more problems with schools that are already over-
capacity and potentially lower the property values of the existing community
There are several concerns of importance as addressed in more detail below.
FIrst, if you grant such a proposal to split up a lot into three parcels, what is to say that adjoining neighbors won't attempt to sell and splice up our large lots as well. Our street has a very specific aesthetic, and is known for larger lots with single story ranch style
properties owned by single family units, usually in their possession for decades. Allowing one of those parcels to be split up into three, three two story homes will undoubtedly change the character of our neighborhood and street.
We all fear that this will only result in more neighbors selling, and the new buyers and developers may attempt to do the exact same thing, change our community and develop our land to make a profit.
I did not buy in this neighborhood only to see the aesthetic and property value decline by allowing our lots to be split up and divided into smaller parcels to make a quick buck, which is exactly what Saint Thomas LLC is attempting to do. If they truly cared about
the community they would attempt a build in line with the decades old character and rich history of our neighborhood.
In addition, there are no guarantees that the property developers have any intent on selling these parcels they are developing. They may be used as short term rentals, air b n b's for example. Having such short term rentals will undoubtedly cause issues with
traffic, vandalism, safety of our children and decrease our property values.
Traffic and safety of pedestrians are major areas of concern. Traffic in our community as a result of using the parcels as rentals will surge. Traffic with three more households is certain to increase rental or not. The traffic surge during morning rush hours will also
negatively impact safety for children, since students walk to school in the mornings. Rental properties are also notorious for parties, parties that bring along incredible safety hazards, noise pollution, alcohol consumption, drug use and the like. Something we do
not want in our community.
Moreover, the homes on our street are 3-4 bedrooms maximum. Who is to say that multiple families will not reside in one of the proposed new housing units, such as one rental property already on our street. That could result in 5 or more cars per house or an
additional 15 plus cars on one street.
As stated in the Planning Commission Staff Report, the lot was once owned by a gentleman with a unique and amazing life story, he made this City his forever home, like so many of us have on the street. We merely want our homes to remain safe and continue
residing in the community we love. Adding several homes and splitting up lots is going to lead to real life consequences in mass, people selling off their homes to more developers with no interest in anything but money, soon our entire street will be
unrecognizable and this will bleed into our surrounding communities of Fisher Park, Floral Park and West Floral Park.
This email is in opposition to approval of Tentative Parcel Map No. 2019-01 at 2828 North Flower, sent on my behalf and the concerned residents of the Morrison Park Neighborhood Board Association.
