NS-37 A~NDING cHAPtER 1, ARTICLE IX of THE SANTA ANA-~CODE TO ESTABLISH "P" DISTRICT FOR PAPerING AND PROFESSIONAL USE THE CITY COUNCIL OF TP~ CITY OF SA~NTAANADOES 0P~I~INASFOLLOWS: SECTION 1. That Sectiongt02 of Chapter 1 of Article IX of the Santa Aha MUnicipal Code be and the same is hereby amended to read as follows: "SECTION 9102. Establishing Districts and Limiting the Uses of Land Therein. -In order to classify, regulate, restrict and segregate the use of land and buildings, to regulate and restrict the height and bulk of buildings and to regulate the area of yards and other open spaces about buildings, several classes of districts beginning with the most restricted classification and progressing to the less restricted clas- sifications are established to be known as follows: P~t Single F~mily Residence District R-2 Limited Multiple Residence District R-3 MUltiple Family Residence District P Parking and Professional District C Local Commercial District C-1 Neighborhood Commercial District C-2 General Commercial District ~-l Manufacturing District ~-2 Industrial District which said several classes of districts ere hereby estab- lished, and which said classifications end districts are and shall be shown and designated as R-l, R-2, R-3, P, C, C-l, 0-2, M-l, and M-2 respectively on those certain Sheets or Sections numbered consecutively from Sheet or Section No. i of Districting Map of the City. SEOTION 2. That Chapter i of Article IX of the Santa Aha Muni- cipal Code be and the same i~ hereby amended by the addition of new Sections Numbered Section 9107.10, 9107.11, 9107.12 and 9107.13, which new Sections are ~o be added ~mmediately following 9107.6 and before Section 9108, in words and figures as follows: "SECTION 9107.10. P (Parking and Professional District) "SECTION Uses Permitted: "(a) All uses permitted in R-l, R-2 and R-3 Districts, but under the same restrictions, conditions and limitations as specified in sections governing the same. "(b) Offices of doctors, dentists, attorneys, accountants, engineers, architects, real estate brokers, agents, and salesmen, and other similar business offices where no merchandise is offered for sale. "(c) Parkin~ of motor vehicles in connection with any com- mercial use or for private parking except that no cars either new or used shall be stored for sale or of- fared for sale or parked while such car bears sign, words or figures indicating that the same may be for sale and no hydrocarbon substance or other property of any kind may be sold in said District and no auto- mobile serviced or repaired in said District. 9107.11. Same. Requirements for Parking Areas. The entire area shall be hard surfaced with asphalt or concrete. "(b) A~y lights for illumination of such area must be so arranged that no light is projected or reflected into adJoini~g premises or streets. "(c) Guard rails or curbs must be constructed in a location and manner to prevent all vehicles from extending be- yond the boundaries of the parking area. "(d) When the parking area adjoins the side y~rd of a lot in an R-l, R-2 or R-3 District, a solid fence shall be constructed to a height of not less than four feet and not greater than five feet, provided however, that where such fence extends beyond the front yard line of -2- such adjoining zone, it shall be three feet in height. "SECTION 9107.12. Same. Front Yard Requirements. "The building setback line shall be not less than fifty feet from the center line of the street; provided, how- ever, when adjacent property has existing buildings there- on, which are closer to the center line of the street than fifty feet, a building may be constructed to a line connecting the front lines of such adjacent buildings. "SECTION 9107.13. Same. Other Requirements. "All requirements for buildings and yards shall be the same as those provided for buildings and yards in an R-3 District excepting only the front yard requirement which is herein provided for." SECTION 3. The Clerk of the Council shall certify to the passage of this Ordinance and shall cause the same to be published within 15 days sfter its adoption, in one issue of the Santa Aha Independent, the Official newspaper of the City. This Ordinance shall take effect 30 days from and after the date of its final adoption.
