ORDINANCE NO. NS-1420
AN ORDINANCE OF THE CITY OF SANTA ANA
APPROVING AMENDMENT APPLICATION NO. 783
TO REZONE PROPERTY LOCATED AT 2026 SOUTH
FLOWER STREET FROM THE Cl (COMMUNITY
COMMERCIAL) DISTRICT TO THE R1 (SINGLE
FAMILY RESIDENCE) DISTRICT AND AMENDING
SECTIONAL DISTRICT MAP NO. 24-5-10
WHEREAS, the real property located at 2026 South
Flower Street in the City of Santa Ana, and more particularly
described infra, is located within the Cl (Community Commercial)
District, and
WHEREAS, an application has been filed to amend
Sectional District Map No. 24-5-10 to rezone such real
property to the R1 (Single Family Residence) District, and
WHEREAS, the Planning Commission has given notice
of and duly held a public hearing on Amendment Application
No. 783 to rezone such real property from the Cl District to
the R1 District and has recommended approval of said application,
and
WHEREAS, the City Council regularly held a public
hearing on said reclassification on published notice required
by law and does now find that the public necessity, convenience,
and general welfare require that said property be reclassified
from the C1 District to the R1 District, and that the new
classification will not be detrimental to the surrounding
property, and
WHEREAS, prior to taking this action, the City
Council has reviewed and considered the information contained
in Negative Declaration No. 78-21, and, on the basis thereof,
finds that the project will not have a significant effect
upon the environment;
NOW THEREFORE, THE CITY COUNCIL OF THE CITY OF
SANTA ANA DOES ORDAIN AS FOLLOWS:
Section 1: That the real property situated in the
City of Santa Ana, County of Orange, State of California,
generally located at 2026 South Flower Street, and more
particularly described on Exhibit A, attached hereto and
incorporated by reference herein is hereby reclassified from
the C1 (Community Commercial) District to the R1 (Single
Family Residence) District, and that Sectional District Map
No. 24-5-10 is hereby amended to show said reclassification
in accordance with Exhibit AA 783-A.
Section 2: If any section, subsection, sentence,
clause, phrase or portion of this ordinance is for any
reason held to be invalid or unconstitutional by the decision
of any court of competent jurisdiction, such decision shall
not affect the validity of the remaining portions of this
ordinance. The City Council of the City of Santa Ana hereby
declares that it would have adopted this ordinance and each
section, subsection, sentence, clause, phrase or portion
thereof irrespective of the fact that any one or more sections,
subsections, sentences, clauses, phrases, or portions be
declared invalid or unconstitutional.

Beginning at a point on the Easterly line of said Lot 10, said point being
distant 165.00 feet Southerly of the centerline of St. Andrew Place; thence
South 0° 16' 45" West along the Easterly line of said Lot, 125.03 feet to
the beginning of a curve concave Northwesterly, having a radius of lO.O0 feet;
thence Southwesterly along said curve through a central angle of 90° 20' 45I'
an arc distance of 15.77 feet to a line tangent, said tangent line being
the Southerly line of said Lot 10; thence North 89° 22' 30" West along said
Southerly line 131.94 feet to the Easterly line of Tract 1339 as shown on
a map recorded in Book 41, page 13 of Miscellaneous Maps, records of said
Orange County, said Easterly line being the~£aste~,ly li~e.~[.that certain
alley, 18.00 feet wide, as shown on.s~id map of ~racbl339; .thence North
0° 16' 45" East along said Easterly line of Tract 1339 a distance of 135.09
feet to the Southwest corner of land described in a deed to Sidney R. Unwin
and wife recorded June 21, 1951 in Book 2204, page 58, Official Records of
said County; thence South 89° 22' 30" East along the Southerly line of
said land of Sidney R. Unwin 142.00 feet to the Point of Beginning.
