ORDINANCE NO. NS-1442
AN ORDINANCE OF THE CITY OF SANTA ANA
APPROVING AMENDMENT APPLICATION NO. 798
TO REZONE PROPERTY LOCATED ON THE NORTH
SIDE OF EIGHTEENTH STREET, BETWEEN MABURY
AND WRIGHT STREETS, FROM THE RiB (SINGLE
FAMILY RESIDENCE - PARKING SUFFIX) DISTRICT
TO THE C5 (ARTERIAL COMMERCIAL) DISTRICT
AND AMENDING SECTIONAL MAP NO. 5-5-9
WHEREAS, the real property located on the north
side of Eighteenth Street, between Mabury and Wright
Streets and more particularly described infra, is located
within the R1B (Single Family Residence -Parking Suffix)
District, and
WHEREAS, Amendment Application No. 798 has been
filed to amend Sectional District Map No. 5-5-9 to rezone
such real property to the C5 (Arterial Commercial) District,
and
WHEREAS, the Planning Commission has given notice
of and duly held a public hearing on said Amendment Applica-
tion and has recommended approval thereof, and
WHEREAS, the City Council regularly held a public
hearing on the said Amendment Application on published
notice required by law and does now find that the public
necessity, convenience, and general welfare require that the
said property to be reclassified as requested in the said
Amendment Application, and that the new classification will
not be detrimental to the surrounding property, and
WHEREAS, prior to taking this action the City
Council has reviewed and considered the information con-
tained in Negative Declaration, I.S. No. 78-132, and, on the
basis thereof, finds that the project will not have a signi-
ficant effect on the environment;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
SANTA ANA DOES ORDAIN that the real property situated in the
City of Santa Ana, County of Orange, State of California,
generally located on the north side of Eighteenth Street, be-
tween Mabury and Wright Streets, and more particularly
described in Exhibit A, attached hereto and incorporated
herein as though fully set forth, is hereby reclassified
from the R1B (S~ngle Family Residence - Parking Suffix)
District to the C5 (Arterial Commercial) District, and that
Sectional District Map No. 5-5-9 is hereby amended to show
said reclassification in accordance with Exhibit AA 798-A.

That portion of Block A of the Chapman Tract, as surveyed by
Frank Lecouvreur in 1870 as shown on a Map recorded in Book
102, page 15 of Miscellaneous Maps, records of Orange County,
California more specifically described below.
Beginning at the Northeasterly corner of the land described
in deed to Keystone Investment Company, et al, recorded
January 25, 1963, in Book 6409, page 373 of Official Records
of said Orange County, said corner being at a point in the
Southerly line of Tract 3741, as shown on a Map recorded in
Book 136, pages 43 and 44 of said Miscellaneous Maps, distant
thereon North 89° 43' 35" East 745.66 feet from the center-
line of Wright Street as shown on said Map Of Tract 3741;
thence along the Easterly line of said land South 0°01'56''
East to a line parallel with and distant Northerly 362.00
feet from the centerline of Seventeenth Street as shown on
a map filed in Book 58, page 24 of Record of Surveys in
the Office of the County Recorder of said Orange County;
thence North 89"43'35" East to the West line of the land
conveyed to William Hughes by deed recorded September 14,
1874, in Book 31, Page 103 of Deeds, record of Los Angeles
County California; thence along said West line North
0°01'56" West to the Southeast corner of the land conveyed
to Sarah A. Hubbard by deed recorded October 3, 1876, in
Book 45, Page 473 of Deeds, records of said Los Angeles
County, being also the Southeast corner of said Tract No.
3741; thence along said Southerly line South 89°43'35"
West to the point of beginning.
