ORDINANCE NO. NS-1533
AN ORDINANCE OF THE CITY OF SANTA ANA
APPROVING AMENDMENT APPLICATION NO. 832
TO REZONE PROPERTY LOCATED AT 2525 NORTH
MAIN STREET AND 201 AND 209 EDGEWOOD ROAD
FROM THE C2 (GENERAL COMMERCIAL) AND R1
(SINGLE FAMILY RESIDENCE) DISTRICTS TO
THE LP(SD) (LIMITED PROFESSIONAL/ SPECIFIC
DEVELOPMENT) DISTRICT AND AMENDING
SECTIONAL DISTRICT MAP NO. 6-5-9
WHEREAS, the real property located at 2525 North
Main Street and 201 and 209 Edgewood Road in the City of
Santa Ana, and more particularly described infra, is located
within the C2 (General Commercial) and R1 (Single Family
Residence) Districts;and
WHEREAS, Amendment Application No. 832 has been
filed to amend Sectional District Map No. 6-5-9 to rezone
such real property to the LP(SD) (Limited Professional/Specific
Development) District, and
WHEREAS, the Planning Commission has given notice
of and duly held a public hearing on Amendment Application No.
and has recommended approval thereof} and

WHEREAS, the City Council regularly held a public
hearing on the said Amendment Application on published
notice required by law and does now find that the public
necessity, convenience, and general welfare require that the
said property be reclassified as requested in the said
Amendment Application, and that the new classification will
not be detrimental to the surrounding property; and
WHEREAS, prior to taking this action, the City
Council has reviewed and considered the information contained
in Negative Declaration (I.S. No. 80-54), and, on the basis
thereof, finds that the project will not have a significant
effect upon the environment;
NOW THEREFORE, THE CITY COUNCIL OF THE CITY OF
SANTA ANA DOES ORDAIN that the real property situated in the
City of Santa Ana, County of Orange, State of California,
generally located at 2525 North Main Street and 201 and 209
Edgewood Road, and more particularly described in Exhibit A,
attached hereto and incorporated herein as though fully set
forth, is hereby reclassified from the C2 (General Commercial)

and Ri (Single Family Residence) Districts to the LP(SD)
(Limited Professional/Specific Development) District, and
that Sectional District Map No. 6-5-9 is hereby amended to
show said reclassification in accordance with Exhibit A.A.

LEGAL DESCRIPTION
FOR SUBJECT PROPERTY
PARCEL
Beginning at the point of intersection of the center line of Main Street
with the Westerly extension of the Northerly line of Tract No. 139, in
the City of Santa Aha, as shown on a map thereof recorded in book 11,
page 36, Miscellaneous Maps, records of said Orange County, and running
thence North 0° 45' East along said center line of Main Street, 148.26
feet, thence North 76° 22' East 121.29 foot; thence North 56' 59' East
393.56 feet to the East line of that certain parcel of land conveyed to
W. L. Grubb and wife, by deed recorded November 20, 1920, in book 390,
page 10, Deeds, 'records of said Orange County; thence Southerly along
said East Line 391.91 feet, more Or less, to the Northeast corner of
that certain parcel of land conveyed to W. L. Grubb and wife, by deed
recorded February 14, 1921, in book 392, page 83, Deeds, records of said
Orange County; thence Westerly along the North line of said last mentioned
parcel of land and along the Northerly line of said Tract No. 139, and
the Westerly extension thereof, to the point of beginning.
Excepting therefrom the Westerly 52 feet thereof, included within Main
Street, as granted to the City of Santa Ana by deed recorded July 20,
1973, in book 10624, page 107, of official Records.

Commencing at a point in the center of Edgewood Road, 444.6 feet East of
the intersection of the center lines of Edgewood Road and Main Street;
running thence North 1° East parallel with Main Street, 686.375 feet;
thence North 60° East 114.0 feet; thence South 1° West 743.75 feet to
the Center of Edgewood Road, thence West along the Center of said Edgewood
~oad, 98 feet to the place of beginning.
PARCEL 3
Beginning at a point in Edgewood Road as conveyed to the City of Santa
Aha by deed recorded in book 157, page 223 'of Deeds, records of Orange
County, California, said point being South 0° 53' West 1369.04 feet and
South 89° 30% East 344.7 feet from a stone marking the Northwest
corner of Section Six, Township Five South, Range Nine West, S. B. B. &
M., running thence North parallel to the center line of Main Street
259.4 feet, thence East parallel to the center line of Edgewood Road 100
feet; thence South parallel to the center line of Main Street, 259.4
feet and thence We~t 100 feet to the point of beginning.
Excepting therefrom any portion thereof included within the land described
in deed to John S. Blower et al., recorded October 29, 1957, in book
4084, page 109 Official Records, in the office of the County Recorder
of said County.
