ORDINANCE NO. NS-1582
AN ORDINANCE OF THE CITY OF SANTA ANA
APPROVING AMENDMENT APPLICATION
NO. 849 TO REZONE PROPERTY LOCATED AT
2204 EAST FOURTH STREET FROM THE A1
(GENERAL AGRICULTURAL) DISTRICT TO THE
C5 (ARTERIAL COMMERCIAL) DISTRICT AND
AMENDING SECTIONAL MAP NO. 8-5-9.
WHEREAS, the real property located at 2204 East
Fourth Street and more particularly described infra, is
located within the A1 (General Agricultural) District, and
WHEREAS, Amendment Application No. 849 has been
filed to amend Sectional District Map No. 8-5-9 to rezone
such real property to the C5 Arterial Commercial) District,
and
WHEREAS, the Planning Commission has given notice
and duly held a public hearing on said Amendment Application
and has recommended approval thereof, and
WHEREAS, the City Council regularly held a public
hearing on the said Amendment Application on published
notice required by law and does now find that the public
necessity, convenience, and general welfare require that the
said property be reclassified as requested in the said
Amendment Application, and that the new classification will
not be detrimental to the surrounding property, and
WHEREAS, prior to taking this action the City
Council has reviewed and considered the information
contained in Negative Declaration (I.S. NO. 81-14), and, on
the basis thereof, finds that the project will not have a
significant effect on the environment;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
SANTA ANA DOES ORDAIN that the real property situated in the
City of Santa Ana, County of Orange, State of California,
generally located at 2204 East Fourth Street, and more
particularly described in Exhibit A, attached hereto and
incorporated herein as though fully set forth, is hereby
reclassified from the A1 (General Agricultural) District to
the C5 (Arterial Commercial) District, and that Sectional
District Map No. 8-5-9 is hereby amended to show said
reclassification in accordance with Exhibit A.A. 849-A.

The North 300 feet of that portion of Lot 14 of the Mabury
tract, in the County of Orange, State of California, as
per map recorded in Book 36, Page 65 of Miscellaneous
Records, Los Angeles County, California.
Excepting therefrom the Easterly 171 feet of the Southerly
126.24 feet of the Northerly 300 feet.
