ORDINANCE NO. NS-1661
AN ORDINANCE OF THE CITY OF SANTA ANA
APPROVING AMENDMENT APPLICATION NO. 876
TO REZONE PROPERTY LOCATED AT 2733-2737
NORTH CONCORD STREET FROM THE 0 (OPEN SPACE)
DISTRICT TO THE R1-7200 (SINGLE FAMILY
RESIDENCE - 7200 SQUARE FOOT MINIMUM LOT
AREA) DISTRICT AND AMENDING SECTIONAL MAP
NO. 32-4-9.
WHEREAS, the real property located at 2733-2737
North Concord Street and more particularly described infra,
i$ located within the 0 (Open Space) District, and
WHEREAS, Amendment Application No. 876 has been
filed to amend Sectional District Map NO. 32-4-9 to rezone
such real property to the R1-7200 (Single Family Residence
7200 Square Foot Minimum Lot Area) District, and
WHEREAS, the Planning Commission has given notice
of and duly held a public hearing on said Amendment
Application and has recommended approval thereof, and
WHEREAS, the City Council regularly held a public
hearing on the said Amendment Application on published
notice required by law and does now find that the public
necessity, convenience, and general welfare require that the
said property be reclassified as requested in the said
Amendment Application, and that the new classification will
not be detrimental to the surrounding property, and
WHEREAS, prior to taking this action the City
Council has reviewed and considered the information
contained in Negative Declaration (I.S. No. 82-109), and, on
the basis thereof, finds that the project will not have a
significant effect on the environment;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
SANTA ANA DOES ORDAIN that the real property situated in the
City of Santa Ana, County of Orange, State of California
generally located at 2733-2737 North Concord Street, and
more particularly particularly described in Exhibit A,
attached hereto and incorporated herein as though fully set
forth, is hereby reclassified from the 0 (Open Space)
District to the R1-7200 (Single Family Residence - 7200

Square Foot Minimum Lot Area) District, and that Sectional
District Map No. 32-4-9 is hereby amended to show said
reclassification in accordance with Exhibit A.A. 876-A.
ADOPTED this 6th day of December , 1982.

LEGAL DESCRIPTION
That portion of the Northeast one-quarter of Lot 14, Block D,
of the A.B. Chapman Tract as recorded in Book 102, Page 15 of
Miscellaneous Maps, Records of Orange County, described as
follows:
Beginning at a point on the South line of the Northeast
one-quarter of said L~t 14, said point also being the
Northwest corner of Lot 5, Tract 4890 as recorded in Book
200, Pages 42 and 43 of Mis6elleneous Maps, Records of
Orange County, said point being the beginning of a curve
concave to the Southwest having a radius of 49.50 feet;
Thence Northwesterly 88.32 feet along said curve through
a central angle of 102~13'46"; thence on a non-tangent
line North 12°18'12" West 41.27 feet; thence North 72"25'00"
Bast 223.82 feet; thence South 0008'37" Zest 156.05 feet to
a point on the North Line of said Tract 4890; thence South
89"55'34" west 144.91 feet along said North line to the
Point Of Beginning.
Reserving an exclusive underground non-exclusive surface easement
for publlc utility purposes over the Northerly 10.00 feet of the
above described real property.
