ORDINANCE NO. NS-1675
AN ORDINANCE OF THE CITY OF SANTA ANA
REZONING CERTAIN PROPERTY LOCATED ON
THE NORTH SIDE OF FIRST STREET BETWEEN
SPURGEON STREET AND GARFIELD STREET
FROM THE C2 (GENERAL COMMERCIAL)
DISTRICT TO THE C5 (ARTERIAL COMMERCIAL)
DISTRICT AND ADDING AN SD (SPECIFIC
DEVELOPMENT) SUFFIX TO THE M2 (HEAVY
INDUSTRIAL) DISTRICT LOCATED ON THE
NORTH SIDE OF FIRST STREET BETWEEN
GARFIELD STREET AND STANDARD AVENUE.
WHEREAS, Amendment Application No. 879 has been
filed to make certain changes in the zoning district
designations of certain real property, as hereinafter set
forth; and
WHEREAS, the Planning Commission after duly
noticed public hearing, has recommended approval of the
changes in use district designations as proposed in said
Amendment Application; and
WHEREAS, this Council, prior to adopting this
ordinance, has reviewed the initial environmental study
(I.S. No. 82-140) prepared for this project, and has
approved the Negative Declaration for this project based
thereon; and
WHEREAS, this Council, after duly noticed public
hearing, has determined that the changes in use district
designations proposed in the abovesaid Amendment Application
are justified by the public necessity, convenience and
general welfare;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
SANTA ANA DOES ORDAIN AS FOLLOWS:
1. Those parcels of real property located generally
on the north side of First Street, between Spurgeon Street
and Garfield Street in the City of Santa Ana, and more
specifically described as follows:
Parcel 1: Ail of Block 1 together with all
of Block 6 of Blee's Addition to Santa Ana
as shown on the certain Map filed in Book 4,
page 545, Miscellaneous Records of Los
Angeles County, California; and

Parcel 2: Lots 1 thru 17 inclusive of
Jennings & Fosters Addition to Santa Ana
as shown on that certain Map file in Book
12, page 75, Miscellaneous Records of Los
Angeles County, California; and
Parcel 3: Ail of Block C of Noah Palmer
Tract as shown on that certain Map filed
in Book 2, page 11, Miscellaneous Maps,
Official Records of Orange County,
California; and
Parcel 4: Lots 9 thru 16 inclusive in
Block C of Hall's Addition to Santa Ana
as shown on that certain Map filed in
Book 11, page 62, Miscellaneous Records
of Los Angeles County, California;
are hereby reclassified from the C2 (General Commercial)
District to the C5 (Arterial Commercial) District.
2. That parcel of real property located generally on
the north side of First Street between Garfield Street and
Standard Avenue in the City of Santa Ana, and more
specifically described as follows:
Ail of Block 3 of W.Z. Cook's Addition to
Santa Ana as shown on that certain Map filed
in Book 12, page 51, Miscellaneous Records
of Los Angeles County, California;
is hereby reclassified by adding the SD (Specific
Development) Suffix to the existing M2 (Heavy Industrial)
District designation.

3. An Amended Sectional District Map No. 7-5-9
showing the abovedescribed changes in use district
designations is hereby adopted.
