ORDINANCE NO. NS- 1679
AN ORDINANCE OF THE CITY OF SANTA ANA
REZONING CERTAIN PROPERTY LOCATED ON
THE EAST SIDE OF RAITT STREET BETWEEN
THIRD STREET AND SANTA ANA BOULEVARD
FROM THE C1 (COMMUNITY COMMERCIAL),
M1 (LIGHT INDUSTRIAL), AND R2 (MULTIPLE
FAMILY RESIDENCE) DISTRICTS TO THE SD
(SPECIFIC DEVELOPMENT) DISTRICT AND
ADOPTING SPECIFIC DEVELOPMENT PLAN NO. 17.
WHEREAS, Amendment Application No. 881 has been
filed to make certain changes in the zoning district
designations of certain real property, as hereinafter set
forth; and
WHEREAS, the Planning Commission after duly
noticed public hearing, has recommended approval of the
changes in use district designations as proposed in said
Amendment Application and the approval of Specific
Development Plan No. 17 for said property; and
WHEREAS, this Council, prior to adopting this
ordinance, has reviewed the initial environmental study
(I.S. No. 83-17) prepared for this project, and has approved
the Negative Declaration for this project based thereon; and
WHEREAS, this Council, after duly noticed public
hearing, has determined that the changes in use district
designations proposed in the abovesaid Amendment Application
and the approval of Specific Development Plan No. 17 are
justified by the public necessity, convenience and general
welfare;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
SANTA ANA DOES ORDAIN AS FOLLOWS:
1. Those parcels of real property located generally
on the east side of Raitt Street, between Third Street and
Santa Ana Boulevard in the City of Santa Ana, and more
specifically described as follows:
Lots 6 to 15 inclusive; all in the Pacific
Electric Subdivision of the Ross Tract in the
City of Santa Ana, County of Orange, State
of California, as shown on the certain Map
filed in Book 4, page 14, Miscellaneous
Maps, Records of Orange County, Cali~grnia;

are hereby reclassified from the C1 (Community Commercial),
M1 (Light Industrial) and R2 (Multiple Family Residence)
Districts to the SD (Specific Development) District.
2. Specific Development Plan No. 17, consisting of a
certain site plan and certain architectural renderings
examined by this Council at the abovesaid public hearing, is
hereby approved for the abovedescribed real property. The
Clerk of the Council is directed to certify said documents
as approved by this council pursuant to this ordinance and
to remand them to the custody of the Director of Planning
and Development Services.
3. An Amended Sectional District Map No. 11-5-10
showing the abovedescribed changes in use district
designations is hereby adopted.
