AN ORDINANCE OF THE CITY OF SANTA ANA
REZONING CERTAIN PROPERTY LOCATED SOUTH-
EAST OF THE INTERCHANGE BETWEEN THE SANTA
ANA AND GARDEN GROVE FREEWAYS FROM THE
0 (OPEN SPACE) AND R1 (SINGLE FAMILY
RESIDENTIAL) DISTRICTS TO THE C2-HDII
(GENERAL COMMERCIAL-HEIGHT DISTRICT II)
DISTRICT.
WHEREAS, Amendment Application No. 901 has been filed
to make certain changes in the zoning district designations of
certain real property, as hereinafter set forth; and
WHEREAS, the Planning Commission after duly noticed
public hearing, has recommended approval of the changes in use
district designations as proposed in said Amendment Application;
and
WHEREAS, this Council, after duly noticed public hear-
ing, has determined that the changes in use district designations
proposed in the abovesaid Amendment Application are justified by
the public necessity, convenience and general welfare;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF SANTA
ANA DOES ORDAIN AS FOLLOWS:
1. That parcel of real property located generally south-
east of the interchange between the Santa Ana and Garden Grove
Freeways in the City of Santa Ana, and more specifically des-
cribed as set forth in Exhibit A, attached hereto and incorpor-
ated herein, is hereby reclassified from the O (Open Space)
District to the C2-HDII (General Commercial-Height District II)
District.
2. That parcel of real property located generally south-
east of the interchange between the Santa Ana and Garden Grove
Freeways and more specifically described as set forth in Exhibit
B, attached hereto and incorporated herein, is hereby reclassified
from the R1 (Single Family Residential) District to the C2-HDII
(General Commercial-Height District II) District.

3. An amended Sectional District Map No. 9-5-10 showing
the abovedescribed changes in use district designations is
hereby adopted.
4. This Council finds and determines that the above-
described changes in use district designations are designed
to accommodate the development of "Fashion Square" in accord-
ance with the agreement between the Community Redevelopment
Agency of the City of Santa Ana and Santa Ana Venture, although
not essential thereto. This Council finds and determines that
the Final Environmental Impact Report prepared and certified
for the Project is adequate for this Council's use in determin-
ing whether to approve said zoning designations. This Council
further incorporates by reference those findings set forth in
Sections 1 through 3 of Resolution No. 84-11 of the Agency
as though fully set forth herein, and hereby approves and
adopts said findings as its own.
