NS-1760 REL: adg 1/22/85 AN ORDINANCE OF THE CITY OF SANTA ANA REZONING CERTAIN PROPERTY LOCATED SOUTH OF FIRST STREET AND EAST OF NEWHOPE STREET FROM THE M1 (LIGHT INDUSTRIAL), A1 (GENERAL AGRICULTURAL) AND R2 (MULTIPLE-FAMILY RESIDENCE) DISTRICTS TO THE R2-PRD (MULTIPLE FAMILY RESIDENCE - PLANNED RESIDENTIAL DEVELOPMENT) DISTRICT. WHEREAS, Amendment Application No. 896 has been filed to make certain changes in the zoning district designations of certain real property, as hereinafter set forth; and WHEREAS, the Planning Commission after duly noticed public hearing, has recommended approval of the changes in use district designations as proposed in said Amendment Application; and WHEREAS, this Council prior to adopting this ordinance, has reviewed the initial environmental study (I.S. No. 84-18) prepared for this project, and has approved the Negative Declara- tion for this project based thereon; and WHEREAS, this Council, after duly noticed public hear- ing, has determined that the changes in use district designations proposed in the abovesaid Amendment Application are justified by the public necessity, convenience and general welfare; NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF SANTA ANA DOES ORDAIN AS FOLLOWS: 1. Those parcels of real property located generally south of First Street and east of Newhope Street in the City of Santa Ana, and more specifically described as set forth in Exhibit A, attached hereto and incorporated herein, are hereby reclassified from the M1 (Light Industrial), A1 (General Agricultural) and R2 (Multiple-Family Residence) Districts to the R2-PRD (Multiple-Family Residence - Planned Residential Development) District. EXCEPTING THEREFROM the East 33.00 feet. ALSO EXCEP/ING THEREFROM the North 670.00 feet. ALSO EXCEPTING THEREFROM the South 15.00 feet. ALSO EXCEPTING THEREFROM that portion of said land included within the following: Beginning at the intersection of the Easterly line of the North- west quarter of the Northeast quarter of said Section 16 with the Northerly line of the Southerly 15.00 feet of the Northwest quarter of the Northeast quarter; thence Westerly along said Northerly line 50.00 feet; thence Northeasterly to a point on said Easterly line of the Northwest quarter of the Northeast quarter of said Section 16, distant Northerly 28.87 feet from the point of beginning; thence Southerly 28.87 feet to the point of beginning. ALSO EXCEPTING THEREFROH those certain rights and easements as reserved in a Deed from the City of Santa Ana recorded September 13, 1983 in Document No. 83-402493 of Official Records of Orange County, California. Together with the Southwest quarter of the Northwest quarter of the Northeast quarter of said Section 16, excepting therefrom the North 437.17 feet; also excepting therefrom the South l15.0Q feet; also excepting therefrom the West 40.00 feet.
