NS- 1764 AN ORDINANCE OF THE CITY OF SANTA ANA AMENDING SPECIFIC DEVELOPMENT PLAN NO. 19 ("FRENCH PARK HISTORIC DISTRICT") WHEREAS, this Council, by Ordinance No. NS-1723, adopted April 2, 1984, rezoned certain real property known gener- ally as the "French Park Historic District" and more specifically described in said ordinance to the SD (Specific Development) Dis- trict and adopted Specific Development Plan No. 19 therefor; and WHEREAS, it is now desired to amend said Specific Development Plan No. 19 to allow for office development on prop- erty located at the southeast corner of Tenth and Spurgeon Streets; NOW, THEREFORE~ THE CITY COUNCIL OF THE CITY OF SANTA ANA DOES ORDAIN that Specific Development Plan No. 19, as adopted by Ordinance No. NS-1723, is hereby amended by adding a section, to be numbered 7, which said section reads as follows: SECTION 7. ALTERNATE DEVELOPMENT OF CERTAIN PROPERTY The property designated on Exhibit A, attached hereto and incorporated herein, may be developed for professional office uses in accordance with the development standards set forth in Exhibit B, attached hereto and incorporated herein. PARKING: One space per 333 1/3 square feet of Gross Floor Area with a maximum of 505 of the spaces designed for compact cars, all in accordance with City Standards. SIGNS: Two monument type building identification signs, a maximum of 4' in height, having l~ square feet of message face per side, located within the Spurgeon Street and/or loth Street setbacks. Said sign(s) may be subduely lighted by either internal or external lights. Additional signs may be permitted in accordance with the City P-Zone Sign Ordinance. TRASH: An enclosed trash container, dumpster type, may be located at the southwest corner of the property within the setback area. This container shall be visually screened from street view by walls and/or landscaping. LIGHTING: Area lighting and security lighting shall be permitted in the garage and parking areas. This lighting shall be low intensity in nature and shall be shielded and directed so as not to unduly illiminate the surrounding properties. ,EXHIBIT PAGE 2 MECHANICAL EOUIPMENT SCREENING: Mechanical equipment located on the building roof area shall be visually screened to all view points below horizontal.
