RESOLUTION NO. 59-102 GR~TING VARIANCE ON APPLICATION
NO. 1100 WITHOUT IMPOSING ALL OF THE CONDITIONS RECOM~
~Ei~DED BY THE PLANNING COMMISSION
V~HEP~EAS, after notice, the Planning Commission regularly held
a hearing on Application No. ll00, and recommended that the same be
approved subject to conditions; and
~EREAS, the City Council, after consideration, determined
that the requirement of a three-foot side yard, as provided for in
Section 9107.4 of the Santa Ana Municipal Code should not be a
condition of said variance;
NOW, THEREFORE, BE IT RESOLVED: That the City Council finds
that the facts here meet the requirements for the granting of a
variance as recommended by the Planning Commission, and a variance
is hereby granted to'property wtthint he City of Santa Ana, Cali-
fornia described as:
Lots 5, 7 and 9 in Block l, Helmes Addition to Santa Ana,
as shown on a map recorded in Book 3, Page 47 of Miscell-
aneous ~aps, Records of Orauge County, California, herein-
after referred to as Parcel 1
to per~it the erection of a one-story office building 100 feet by
150 feet, to be used for insura~ ce company personnel and staff,
with off-street parking for thirty cars, aud to permit a portion
of the premises to be used by a life insurauce company for office
space with a waiver of the sideyard requirement along the South
line of said property, the same being the North property line of
Fifteenth Street, upon the following conditions:
1. That amintmum of 30 stalls of off-street parking space
be continuously maintained with adequate access for standard size
automobile s.
2. A building set-back be maintained at ~ sst 15 feet from
the present West property line of Broadway in which set-back no
sign, fence, building, structure or thing shall be per~anently placed.
3. Parking area shall be surfaced with asphaltic or concrete
surface and the stalls shall be clearly marked, and be at least 9
feet by 20 feet in size, with aisles or access-ways of the width
shown on parking diagram "P" on file with the Planning Department.
~. That a parking ratio of one stall for each 3~0 square feet
of gross floor area shall be forever maintained.
5. That the owner shall replace existing driveway on Fifteenth
Street to City standards.
The property affected by this zoning is presently located in the
R-2 District.
PASSED AND ADOPTED by the City Council of the City of Santa Ana
