MODIFYING CONDITIONS REC05H~ENDED BY THE PLANNING C0}~ISSI ON WHEREAS, after hearing the Planning Commission recommended that Variance on Application No. 1176 be granted, on conditions, and the Council agrees, but has determined that one condition should be modified; NOW, THEREFORE, BE IT RESOLVED: That a Variance is granted to permit the establishment of a trailer park on property at the Northeast corner of Jackson and Washington Streets on property as described in said Variauce Application, now classified as an R-1 District, on the following conditions: 1. That the owner dedicate a 30-foot street easement for Jackson Street and improve said 30-foot easement to City standards along the property involved in this Variance. 2. That the owner's engineer provide a ~unoff study in- dicating the method by which this ~r operty will handle storm water presently being turned onto the p/operty from railroad trestle immediately north of this trailer park site. 3. That the owner provide sanitary sewer facilities to meet with the sp proval of the Department of Public Works. 4. That all engineering for the above improvement by the owner's engineer be submitted to the Department of Public Works for approval. 5. That the owner dedicate to the City a 20-foot sewer and water easement for sewage disposal on the south side of the property involved in this varia~ ce. 6. That the development be according to building plot pla~, including the chain link fence on the north side. 7. That no trailer site be less than 24oo square feet in area. That thi~ Variance applies to property described as: Parcel 1. Lot One of the Alger Tract, as shown on a map recorded in Book 5, Page 4, of ~iisc. ~aps, records of said Orange County. Parcel 2. The East 27.9S feet of the West 66 feet of the Northeast quarter of the Northwest quarter of Section Ten, Township Five South, Range Ten West, S.B.B. & M., lying Southwesterly of the 120 foot right of w~ conveyed to the Los Angeles Inter-Urban R~ lway Company by deed recorded in Book 122, Page 190 ~ Deeds, Records of said Orange County. Parcel 3. An easement for road purposes over the South 30 feet of the following described parcels: (a) That portion of the East half of the Northwest quarter of the Northwest quarter of Section Ten, Township Five ~outh, Range Ten West, S.B.B. & M., lying Southwesterly of the 100 foot right of way conveyed to the Los Angeles Inte~-Urban Railway Company by deed recorded in Book 122, Page 154 of Deeds. (b) The West 38.07 feet of the Northeast quarter of the Northwest quarter of Section Ten, Township Five South, Rsmge Ten West, S.B.B. & M., lying Southwesterly of the l~0 foot right of ws~ conveyed to the Los Angeles Inter-Urban Railway Company by deed ~ecorded in Book 122, Page 190 of Deeds. Subject to second installment of taxes for fiscal year 19~4-5~. Also subject to Covenm ts, Conditions, Reservations, Restrictions and Rights of Way of Record.
