GRANTED BY THE ZONING ADMINISTRATOR ON APPLICATION
NO. 2031 FILED BY REHLCO DEVELOPERS, INC.
WHEREAS, after hearing on notice, the Zoning Administrator
granted a variance on Variance Application No. 3021, filed b~
REHLCO DEVELOPERS, INC. to permit the construction of a 20-unit
apartraent complex at 1601 North King Street, Santa Ana, California,
in the C-1 and R-1 Districts; said Variance was granted subject to
certain applicable conditions; and
WHEREAS, Appeal Application No. 147 was duly filed by B. W.
and PATRICIA G. ROBINSON appealing the granting of said Variance
NO. 2031 by the Zoning A~inistrator and presenting the matter to
the City Council; and
WHEREAS, after hearing, the City Council has determined that
all of the statute and ordinance requirements for the granting of a
variance are adequately met and that said Variance should be granted
subject to certain applicable conditions.
NOW, THEREFORE, BE IT RESOLVED: That the City Council does
hereby deny Appeal Application No. 147 and does hereby affirm the
decision of the Zoning Administrator to grant a variance on Variance
Application No. 2031, filed by REHLCO DEVELOPERS, INC. to permit
the construction of a 20&unit apartment complex at 1601 North King
Street, Santa Ana, California, in the C-1 and R-1 Districts; said
Variance is granted subject to applicable conditions, as follows:
1. That development be according to plot plan; except for minor
modifications approved by the Planning Department.
2. That all off-street parking be asphalt or concrete and be
maintained.
3. %~at a six-foot high masonry wall be constructed along the
east property line.
4. That this Variance conform to and be like V.A. $1839~ Revised
Finding of Facts.
5. The following conditions are to be complied with prior to the
issuance of a building permit:
That the subdivider's engineer furnish the Department of.
Public Works an on-site drainage flow plan showing the
direction and flow to adjacent streets When this property
is developed.
That the subdivider's engineer furnish the Department of
Public Works a final grading plan, including existing
elevations along the property lines.

That an easement be provided for King Street for a width
of 30 feet, center line to property line, for street
purposes.
NOTE:
Dedication shall be initiated by owner, through
the Department of Public Works, at least two
weeks prior to application for a building permit
to avoid, delay.

d. That the subdivider submit street improvement plans
for King Street.
e. That all elevations be on 1958 Orange County Survey
Datum.

That all plans and surveys for the required improvements
be completed by the owner's engineer and submitted to
the Department of Public Works for approval.
The following conditions are to be complied with prior to
issuance of utilities release by the Building Department:
a. That the owner provide sanitary sewer facilities to
meet with the approval of the Department of Public Works.
That the owner place curb, gutter and sidewalk and pave
up to the edge of existing pavement on King Street.
The new curb and gutter to be placed 20 feet west of
the center of King Street.
PASSED AND ADOPTED by the City Council of the City of Santa
Ana at its regular meeting held on the 16th day of November, 1964.
