APPLICATION NO. 1657 FILED BY L. L. CONKLE
SUBJECT TO CONDITIONS
WHEREAS, after hearing on notice, the Planning Co~nission
denied Variance Application No. 1657, filed by L. L. CONKLE to
construct, operate and maintain a gasoline station in the A-1
District; and
WHEREAS, Appeal Application No. 67 was duly filed by L. L.
and JUANITA CONKLE requesting a hearing on said Variance Application
No. 1657 before the City Council and appealing the denial of said
variance by the Planning Commission; and
WHEREAS, the City Council, after public hearing on notice,
has determined that the Planning Commission should be overruled and
that said variance should be granted subject to conditions.
NOW, THEREFORE, BE IT RESOLVED: That the City Council hereby
grants a variance on Variance Application No. 1657 for property
located at the Northeast corner of Euclid Street and MacFadden Avenue
in the city of Santa Aha, County of Orange, State of California,
described as:
The Southerly 192 feet of the Westerly 202 feet
of the Northwest quarter of Section 16, Township 5
South, Range 10 West, in the Rancho Las Bolsas,
city of Santa Ana, County of Orange, State of
California, as per map recorded in Book 51, Page 12
of Miscellaneous Maps, in the office of the County
Recorder of said County,
in an R-4 District (said property has been rezoned from the A-1
District to the R-4 District since the filing of said Variance
Application) to allow for the construction, operation and maintenance
of a gasoline station. Said Variance is granted subject to conditions
as follows:
The following conditions are to be complied with prior to the issuance
of a building permit:
1. That the subdivider's engineer furnish the Department of
Public Works a run-off study based on a storm of a ten year
frequency. This study to show existing and proposed

facilities and method of draining this area and tributary
areas without exceeding the capacity of any street, on-site
or off-site.
2. That the subdlviderls engineer furnish the Department of
Public Works an on-site drainage flow plan showing the
direction and flow to adjacent streets when this property
is developed.
3. That the subdivider~s engineer furnish the Department of
Public Works a final grading plan including existing elevations
along the Northerly and Easterly property lines.
4. That the owner pay a drainage assessment fee of $415.00
per acre.
5. That an easement be provided for Euclid Street for a width
of 52 feet, and for McFadden Avenue for a width of 42 feet,
center line to property line, for street purposes and
vehicular accessrights on both Euclid Street and McFadden
Avenuew except at street intersections. NOTE= Access can
be determined and approved prior to dedication. This ease-
ment is to include a 25-foot property line radius at the
corner of Euclid Street and McFadden Avenue.
6. That the subdivider submit street /mprovement plans for
both Euclid Street and McFadden Avenue.
7. That all elevations be on 1958 Orange County Survey Datum.
8. That all plans and surveys for the required improvements be
completed by the owner's engineer and submitted to the
Department of Public Works for approval.
The following conditions are to be co~plied with prior to issuance
utilities release by the Building Department=
9. That the owner provide sanitary sewer and strom drain
facilities to meet with the approval of the Department
of Public Works.

10. That the owner connect to the City water system.
11. That the owner place curb, gutter and sidewalk and pave
up to the edge of existing pavement on Euclid Street and
McFadden Avenue. The new curb and gutter to be placed
42 feet East of the center line of Euclid Street and
32 feet North of the center line of McFadden Avenue.
PASSED AND ADOPTED by the City Council of the City of Santa Ana
at its regular meeting held on the 5th day of November, 1962.
