TRATOR AND PLANNING CO~4ISSION AND GRANTING VARIANCE
APPLICATION NO. 1407 FILED BY HARRY J. TANCREDI
WHEREAS, the Zoning Administrator, after public hearing on
notice, denied Variance Application No. 1407, filed by Harry J.
~'Tancredi; and
WHEREAS, the Planning Commission affirmed the denial of
Variance Application No. 1407; and
~-6EREAS, Appeal Application No. 6 was duly filed by the appli-
cant, requesting a hearing on said Variance Application No. 1407
before the City Council; and
WHEREAS, the City Council, after public hearing on notice, has
decided that the Zoning Administrator and Planning Commission should
be overruled, and that said Variance should be granted upon certain
conditions.
NOW, THEREFORE, BE IT RESOLVED: That the City Council hereby
grants a variance on Application No. 1407 to permit the property in
the City of Santa Ana, lying in the County of Orange, State of Cali-
fornia, described as:
Parcel 1. commencing at a point 240.64 feet North of the
Southeast corner of the Resubdivision of the Orange Grove
Tract, as shown on a ~4ap recorded in Book 2, Page 9 of
Miscellaneous Maps, records of Orange County, California,
said point being 100 feet North of the intersection of the
West line of West Street with the center line of 20th Street,
as shown on a Map recorded in Book 31, Page 27 of Miscellan-
eous Records of Los Angeles County, California; running thence
West 150 feet; thence North 50 feet; thence East 150 feet;
thence South 50 feet to the place of beginning;
Parcel 2. Commencing at a point on the West side of
Broadway 290.64 feet North of the Southeast corner of the
Resubdivision of the Orange Grove Tract, as shown on a Map
recorded in Book 2, Page 9 of Miscellaneous f4aps, records of
Orange County, California; running thence North on the West
line of Broadway 10 feet; thence West 300 feet; thence South
10 feet; thence East 300 feet to the point of beginning,
in a P District to be used for the construction of a professionally
zoned building with one side of said building being constructed along

the South property line and thereby eliminating the required side yard
in accordance with submitted plot plans. Said variance is granted
subject to conditions:
1. That the existing drive approach be replaced with a standard
drive approach.
2. That approximately 30 lineal feet of broken sidewalk be
replaced.
3. iq%at all vehicular access rights from this property to
Broadway be dedicated to the City of Santa Aha. (Note: Access to be
determined and approved prior to dedication.)
4. That all engineering for the hereinabove listed improvements
be performed by the applicant's engineer and submitted to the Depart-
ment of Public Works for approval.
5. That all requested deeds be prepared by a competent title
company on a City deed form and submitted to the Department of Public
Works.
6. That all of the hereinabove listed conditions be complied
with prior to the issuance of a utilities release by the Building
Department.
