OF SURVEYMAP NO. 203 WHERE RECO~MMENDED CONDITION

~EREAS, Preliminary Record o~ Survey Map No. 20~ WR~ ~iled
on February ~, 1961, by W. J. GAGE; and
WHEREAS, said Record of Survey Map provides for the creation
of three parcels of real property located generally 1200 feet North
of Seventeenth Street on the East side of Tustin Avenue; and
WHEREAS, the Planning Department has received and reviewed this
Map and recommended denial; and
~EREAS, the City Council has duly held a public hearing on
said question and does now determine that public necessity, convenience
and general welfare require that said Preliminary Record of Survey Map
NO. 203 be approved subject to conditions.
NOW, THEREFORE, BE IT RESOLVED: That Preliminary Record of
Survey Map No. 203, filed by W. J. Gage, is hereby approved subject to
conditions as follows:
1. That this Record of Survey comply with the requirements of the
State Map Act and the Santa Ana Municipal Code.
2. That Record of Survey Map be recorded and a copy of the recorded
lv~p be submitted to the Department of Public Works within ten (10)
days after the recording date.
3. That the final map and all improvements required to be made and
installed by the subdivider shall be in accordance with the design
standards and specifications of the Santa Ana Municipal Code.
4. That the subdivider furnish the Department of Public Works with a
runoff study based on a storm of a 10 year frequency. This study
is to show existing and proposed facilities and method of draining
this area and tributary areas without exceeding the capacity of
any street, on-site or off-site.

5. That the owner pay a drainage assessment fee of not more than
$1,000.00 per acre. Further, that said fee shall be paid for
each of the three parcels being created, shall be based upon the
acreage in each individual parcel, and shall be paid for each
individual parcel prior to the issuance of a utilities release
for that parcel.
6. That an easement for street purposes for Tustin Avenue for a
width of 52 feet, measured from and at right angles to the center
line of Tustin Avenue along the full width of the property in-
volved, be dedicated to the City. The deed for this easement
Bhall be prepared by a competent Title company on a City deed form
and submitted together with a Title Assurance Bond in the amount
of $1,000.00 (provided at no cost to the City) to the Department
of Public Works. Also, all vehicular access rights, except at
street intersections, shall be dedicated to the City and the deed
for said vehicular access rights shall likewise be prepared by a
competent Title company On. a City deed form and submitted to the
Department of Public Works.
7. That Ponderosa Avenue be named Ponderosa Street, and that Street
"A" be named Catalina Avenue.
8. That the subdivider submit street plans for Tustin Avenue,
Ponderosa Street and Catalina Avenue.
9. That the subdivider pay the required $100.00 Business License
Tax to the City of Santa Ana.
10. That all easements other than public utilities easements shall
be shown on the map by a fine dotted line.
11. '~hat all conditions for each parcel be complied with prior to the
issuance of a utilities release on each parcel by the Building
Department.
12. That all elevations on all plans shall be on current Orange County
datum.
13. That plans for Tustin Avenue shall meet all of the State require-
ments in order that the City of Santa Ana may obtain an encroach-
ment permit from the State.

14. That the geometric design of the frontage road connection at
the Southwest corner of this Record of Survey shall be approved
by the Department of Public Works and be improved in accordance
with the approved design.
15. It is noted that alleys are required behind all C-1 and R-3 lots;
however, because of the garden apartment type development proposed
East of Ponderosa Street on Parcel 1, the alleys on the South,
North and East lines of said Parcel 1 are to be deleted provided
that said development is in general conformance with the plot
plan development of Parcel 1. Further, said Preliminary plot
plan for the development of Parcel 1 shall be made a part of the
permanent record of the file for this Record of Survey No. 203,
and that the development shall be in general conformity to said
plan, provided, however, that said plan shall be modified in
certain minor respects so as to comply with all of the provisions
contained in the Zoning Ordinance.
16. That the owner and/or subdivider install the proposed 10-foot
planter strip on the street between Tustin Avenue and Ponderosa
Street. %~e City shall assume the cost of planning and maintain-
ing said median strip.
17. rl~nat owner and/or subdivider install a water system to the median
strip in such a manner as to meet with the approval of the Santa
Ana Park Department.
18. That Ponderosa Street be knuckled at the North instead of being
made into a cul de sac as shown on the revised preliminary map.
19. That if an alley is extended Northerly from said knuckle as
described hereinabove under condition #18, that a turn-around be
set at its Northerly point of said alley to a design approved
by the Department of Public Works.
