HomeMy WebLinkAboutINTERNATIONAL TOUR SERVICESFIRST AMENDMENT TO LEASE AGREEMENT BETWEEN THE CITY OF SANTA ANA AND INTERNATIONAL TOUR SERVICE THIS AGREEMENT', dated, for reference purposes only, Februaryl, 1997, made and entered into by and between the CITY OF SANTA ANA, a public body, corporate and politic, hereinafter referred to as LESSOR, and INTERNATIONAL TOUR SERVICE, hereinafter referred to as LESSEE, WITNESSETH Recitals: A. On September 15, 1993 Lessor and Lessee entered into a lease for approximately 150 square feet and one bus stall situated on the first floor of that certain building commonly known as the Santa Ana Regional Transportation Center, 1000 East Santa Ana Boulevard, Santa Ana, California, for office space. B. Lessee desires to renew their lease for six month period from Lessor, and Lessor desires to let Lessee renew their lease. C. Lessee desires to enter into a joint tenancy with a bus transportation company named'I'res Estrellas De Oro. Agreement: A. Lessor and Lessee hereby agree to amend the Lease of September 15, 1993 to extend the lease for a six month period, and change the Tenant status to Joint Tenancy. B. Lessor shall increase the monthly payment from Lessor by $1,275.00 per moth for said space. C. Rent for said space shall commence on February 1, 1996, and continue throughout the term of the aforementioned existing lease. D. Lessee agrees to install the proper signage according to the lease agreement prior to the commencement date. E. All other terms and conditions shall remain the same. WHEREFORE, for and in consideration of their mutual covenants and promises set forth in the said Lease Agreement, and subject to all the terms, conditions, limitations, and other provisions set forth herein, the parties do agree as follows: 1. Section C of Basic Lease Provisions of said Lease Agreement is hereby amended to read: "C. Tenant: International Travel and Tours and Tres Estrellas De Oro as Joint Tenants. 1. Section E of Basic Lease Provisions of said Lease Agreement is hereby amended to read: "E. Premises Suite(s) 109 as generally shown and outlined in red on the Floor Plan(s) attached hereto as Exhibit "A" located on the First floor(s). The premises have a total area of 150 square feet, and one bus stall. 2. Section J of Basic Lease Provisions of said Lease Agreement is hereby amended to read: U. Six Month Basic Rent: $16,132.00 ($2,6$$.70 per month). See Rider No. 1 and lA for adjustments to basic rent. " Add a section to the Basic Lease Provisions of said Lease Agreement to read: "S. Signage: In order for joint tenants to begin operations, the proper signage must be displayed according to plans and specifications." Except as amended as set forth hereinafter, all of the provisions of the said Lease shall remain in full force and effect. 2 IN WITNESS WHEREOF, LESSOR and LESSOR have executed this Amendment of Lease Agreement the day and year first above written.
