AMENDMENT TO LEASE
The undersigned parties do hereby agree to amend that certain LEASE
dated June 19, 1989, by and between STEVEN J. KEISER (Landlord) and
THE CITY OF SANTA ANA, A MUNICIPAL CORPORATION OF THE STATE OF CALIFORNIA
(Tenant), as follows:
1. The TERM of the LEASE shall be extended for a period of THREE YEARS,
effective July 1, 1992, and terminating on June 30, 1995.
2. The MINIMUM MONTHLY RENT under the new term, effective July 1, 1992,
shall be FOUR THOUSAND, THREE HUNDRED FORTY-THREE AND 50/100 DOLLARS
($4343.50).
3. LANDLORD, at LANDLORD's expense, shall perform the following
improvements and repairs:
1) Install new building standard carpet throughout the premises.
2) Paint wherever necessary.
3) Install protective canopy over Tenant's telephone equipment.
4) Replace two eight -foot light fixtures with covered fixtures.
5) Install chair railing along walls in main front office.
6) Install bell or buzzer on rear entry door.
7) Repair hot water heater in restrooms.
8) Provide seat covers for restrooms.
9) Daily inspection of restrooms (Cleaning - 3 times/week).
10) Inspect all painted surfaces yearly and repaint where necessary.
4. LANDLORD agrees to allow TENANT to install, at TENANT's expense,
security bars on Mezzanine windows, provided that they meet fire
regulations and City codes.
All other terms and conditions of the LEASE shall continue unchanged.
