JANNETT WHERE PLANNING COMMISSION RECOMMENDED ~ WHEREAS, the Planning Commission after public hearing, on notice, has recommended denial of Variance Application No. 1292 and the City Council after consideration has decided that said Variance should be granted upon certain conditions. NOW, THEREFORE, BE IT RESOLVED: That the City Council here- by grants a Variance on the Application No. 1292 to permit the use of property known and numbered as 2011 North Grand Avenue, Santa Aha, California, lying in the County of Orange, State of Call- fornia, described as: PARCEL 1: That portion of Block "A" of the A. B. Chapman Tract, as surveyed in 1870 by Frank Lecouvreur described as follows: Beginning at the Southeast corner of Lot Eighty- five of Santa Ana Grand Avenue Tract, as shown on a Map record- ed in Book 26, pages 53 and 54 of Miscellaneous Records of Los Angeles County, California; thence South along the East line of said Santa Ana Grand Avenue Tract, 90 feet; thence West parallel with the South line of said Lot Eighty-five of the Santa Ana Grand Avenue Tract to a point in the Easterly line of the right of way for Grand Avenue as said right of way is described in an instrument recorded June 14th, 1935 in Book 762, page 75 of Official Records; thence North along said Easterly line of Grand Avenue to the Westerly extension of the Southerly line of said Lot Eighty-five of Santa Ana Grand Avenue Tract; thence East along said Westerly exten- sion and along said South line of Lot Eighty-five to the point of beginning. PARCEL 2: The North 10 feet of the following: That portion of Block "A" of the A. B. Chapman Tract, as surveyed in 1870 by Frank Lecouvreur described as follows: Beginning at the Southeast corner of land described in deed to Andrew F. Jannett and wife, recorded March 2nd, 1951 in Book 2152, page 35 of Official Records, said point being distant South 0° 01' 35" East 90.00 feet from the Southeast corner of Lot Eighty-five of the Santa Ana Grand Avenue Tract, as shown on a Map recorded in Book 26, page 53 of Miscellaneous Records of Los Angeles County, California; thence South 0° 01' 35" East 89.33 feet along the East line of said Santa Aha Grand Avenue Tract to the Northeast corner of land described in deed to John C. James and wife, recorded October 1st, 1946 in book 1432, page 436 of Official Records; thence South 89° 59' 25" West 192.12 feet along the North line of said land of John C. James to the Easterly line of right of way for Grand Avenue as said right of way is described in an in- strument recorded June 14th, 1935 in Book 762, page 75 of Official Records; thence Northerly along the Easterly line of said Grand Avenue to the Southwest corner of said land of Andrew F. Jannett; thence North 89° 52' 45" East along the Southerly line of said land of Andrew F. Jannett to the point of beginning, in an R-1 District to be used for the conversion of an existing garage into a real estate office and to erect a real estate sign in accordance with regulations. Said Variance is granted subject to conditions: That a street easement for the full width of the prop- erty along Grand Avenue, a strip of land 42' in width measured East of and at right angles to the centerline of Grand Avenue, be dedicated to the City. 2. That all vehicular access rights from this property to Grand Avenue be dedicated to the City. ® That a concrete curb and gutter and sidewalk be pro- vided and installed for the full width of the property along Grand Avenue. e That the area for the full width of the property along Grand Avenue be paved with asphalt fro~ the gutter pro- vided by condition No. 3 hereinbefore established,to within 12' of the centerline of Grand Avenue. 5. That sanitary sewer facilities meeting the approval of the Department of Public Works be provided. That all requested deeds be prepared by a competent title company on a City deed form and submitted to the Department of Public Works for approval. The deeds shall carry a $1,000.00 title guarantee. 7. That the structure of the garage be improved in accord- ance~th the design furnished. 8. That the area to the rear be blacktopped to provide for seven parking spaces. e That all of the above conditions be complied with prior to issuance of a utilities release or final approval of construction by the Building Department.
