RESOLUTION NO. 60-117 GRANTING VARIANCE APPLICATION

C~MMISSION RECOMMENDED DENIAL
WHEREAS, The Planning Corm~ission, after public hearing on
notice, has ~ecommended denial of Variance Application No. 1330 and
The City Council, after consideration, has decided that said Vari-
ance should be granted upon certain conditions.
NOW, THEREFORE, BE IT RESOLVED: That the City Council hereby
grants a Variance on Application No. 1330 to permit the use of prop-
erty known and numbered as 1249 South Sycamore Street, Santa Ana,
California, lying in the County of Orange, State of California, de-
scribed as:
Lots 4 and 5, Block 1, Tract 352
in an R-2 District, to be used for the storage of new and used automo-
biles in accordance with regulations.

That a solid reinforced concrete block wall not less
than 5 feet in height be constructed along the North
property line from the East property line to the front
yard setback line, at which point it shall proceed at
not less than 4 feet in height to a point 5 feet East of
the West property line, then at not less than 4 feet in
height along a line 5 feet from, but parallel to, the
West property line to a point measured 25 feet from the
Southwest corner of the property, thence the wall 4 feet
in height shall proceed at a 45 angle to the South
property line and following the said South property line
to the front yard setback line, at which point the con-
crete wall shall rise to not less than 5 feet in height
and proceed at that height to the East property line.
That all vehicular access rights to Sycamore Street and
to Wilshire Avenue be dedicated to the City.
That the triangular area on the Southwest corner of the
lot and the 5 foot setback area along the West property
line of said lot be appropriately landscaped with plants
not to exceed 2½ feet in height.
That the entire lot area be paved with asphalt or con-
crete excepting that portion hereinbefore required to
be landscaped.
.That no ingress or egress to the lot area be provided or
allowed except via the alley, which is currently hard
surfaced.
That all lighting face the Easterly direction in such a
manner as to not be directed toward any of the residences
in the neighborhood.

That the Easterly part of the lot be used for
customer parking and that the Westerly part of the
lot be used for the storage of new cars.
PASSED AND ADOPTED by the City Council of the City of Santa
Ana at its regular meeting held on the 20th day of June, 1960.
