THE PLANNING COMMISSION IN GRANTING VARIANCE ON
APPLICATION 66-89 FILED BY ECCO CONTRACTORS, INC.
WHEREAS, after public hearing on notice, the Planning
Con~aission granted a variance on Application 66-89 filed by
ECCO CONTRACTORS, INC. to permit the operation of a steel fabri-
cation yard and shop without being in a completely enclosed
building and to construct an office building in an M-1 District
at 2216 South Grand Avenue, Santa Ana, California, said Variance
was granted subject to certain conditions; and
WHEREAS, Appeal Application No. 185 was duly filed by
the applicant appealing the conditions imposed by the Planning
Commission and presenting the matter to the City Council; and
WHEREAS, the City Council, after hearing, approved Variance
66-89 subject to certain modifications of the conditions imposed
by the Planning Commission;
NOW, THEREFORE, BE IT RESOLVED: That the City Council
of the City of Santa Ana does hereby approve Variance 66-89
filed by ECCO CONTRACTORS, INC. and does hereby modify the
conditions imposed by the Planning Commission to read as follows:
That the applicant submit a revised plot plan; said
plan to be approved by the Planning Department and
development be according to the plot plan except for
minor modifications approved by the Planning Department.
That a landscaping plan be submitted to the Planning
Department for approval. After approval said landscaping
to be planted and maintained by a full irrigation system.
Landscaping shall include large trees spaced 15 feet apart
to screen open work or storage areas.
That an 8-foot wall be constructed behind the landscape
beds along Grand Avenue and that a 6-foot wall be con-
structed behind landscape beds along Warner Avenue.
4. That parking requirements be worked out with the Planning
Commission in relation to the number of employees.
THE FOLLOWING CONDITION IS TO BE COMPLIED WITH PRIOR TO THE
ISSUANCE OF A BUILDING PERMIT:
That an easement be provided for Grand Avenue for a
width of 50 feet, center line to property line, for
street purposes and vehicular access rights to Grand
Avenue except at street intersections and existing
drives and to include a 25-foot radius property line
spandrel at the northwest corner of Grand Avenue and
Warner Avenue excepting the areas of existing buildings.
NOTE:
Dedication shall be initiated by owner, through
the Department of Public Works, at least two
weeks prior to application for a building permit
to avoid delay.
THE FOLLOWING CONDITION IS TO BE COMPLIED WITH PRIOR TO ISSUANCE
OF UTILITIES RELEASE BY THE DEPARTMENT OF BUILDING SAFETY &
HOUSING:
6. That the owner provide sanitary sewer facilities to
meet with the approval of the Department of Public Works.
PASSED AND ADOPTED by the City Council of the City of
Santa Aha at its regular meeting held on the 3rd day of January,
1967.
