ZONING ADMINISTRATOR AND GRANTING APPEAL 211 ON
VARIANCE 68-60 FILED BY ALFRED C. BONNEY, SUBJECT
TO APPLICABLE CONDITIONS
WI~EREAS, after public hearing on notice, the Zoning Adminis-
trator approved a variance on VA 68-60 filed by ALFRED C. BONNEY
to permit the construction of a commercial building in the C-2
District which encroaches into the R-2B District at 201-205 North
Harbor Boulevard; said Variance was granted subject to conditions;
and
WHEREAS, Appeal Application 211 was duly filed by the
Applicant appealing the conditions imposed by the Zoning Administrator
requiring the placement of curb, gutter, and sidewalk on Figueroa
Street; and presenting the matter to the City Council; and
WHEREAS, the City Council, after public hearing on notice,
has determined that said Variance application meets the requirements
of Section 9250.8 of the Santa Ana Municipal Code, but that those
conditions numbered 5, 6, 7, and 8 imposed by the Zoning Administrator
should be deleted from the conditions of approval of said Variance;
NOW, THEREFORE, BE IT RESOLVED: That the City Council of the
City of Santa Ana hereby overrules the decision of the Zoning
Administrator and does hereby grant a variance on VA 68-60, filed
by ALFRED C. BONNEY to permit the construction of a commercial
building in the C-2 District which encroaches into an R-2B District
at 201-205 North Harbor Boulevard, Santa Ana, California; said
Variance is granted subject to the following conditions:
That a six (6) foot high masonry wall be erected along the north
property line, except the wall shall not exceed three and one-
half (3 1/2) feet in height between the Figueroa Street
property line and the established building line of the adjacent
residential property.
That a two and one-half (2 1/2) foot high masonry wall or adequate
shrubs be maintained along the Figueroa Street property line
except at points of ingress and egress.
That no signs be located on those lots fronting on Figueroa
Street except as authorized by the "B" (Parking Modification)
Section of the Zoning Ordinance.
THE FOLLOWING CONDITIONS ARE TO BE COMPLIED WITH PRIOR TO THE ISSUANCE
OF A BUILDING PERMIT:
That an easement be provided for Harbor Boulevard for a width
of sixty (60) feet, center line to property line, for street
purposes.
NOTE:
Dedication shall be initiated by owner, through the
Department of Public Works, at least two weeks prior
to application for a Building Permit to avoid delay.
NOTE:
Harbor Boulevard frontage is substandard in improvements
with an AC driveway and parkway. However, due to future
widening from fifty (50) feet to sixty (60) feet, it is
impractical to ask for PCC sidewalk and driveway due to
the future grades presenting a problem.
