PLANNING COMMISSION AND APPROVING CONDITIONAL
USE PERMIT 71-12 SUBJECT TO APPROPRIATE CONDITIONS
WHEREAS, after public hearing, on notice, the Planning
Commission denied Conditional Use Permit 71-12, filed by the
CHURCH OF THE BRETHREN to permit a private school to utilize
existing church facilities in the R-2 District at 502 South
Ross Street, Santa Ana, California; and
WHEREAS, Appeal ApplicatiOn 272 was duly filed by the
applicant, appealing the decision of the Planning Commission
and presenting the matter to the City Council; and
WHEREAS, the City Council, after public hearing, on notice,
has determined that said variance should be granted, subject to
certain applicable conditions;
NOW, THEREFORE, BE IT RESOLVED: That the City Council of
the City of Santa Ana hereby overrules the decision of the
Planning Commission and does hereby grant a conditional use
permit on Conditional Use Permit application 71-12, filed by
CHURCH OF THE BRETHREN to permit a private school to utilize
existing church facilities in the R-2 District at 502 South
Ross Street, Santa Ana, California; said Conditional Use Permit
is granted subject to the following conditions:
a. Planning Department requirements 1, 2, and 4; and
b. Public Works Requirements 5, 16, and 43;
as set forth in Exhibit A attached hereto and made a part
hereof as though set forth in full.
The following requirements must also be met:
Dedication
Easement for street purposes for a 15-foot radius property
line spandrel at the southwest corner of Camile Street
and Ross Street;
2. Easement for alley purposes for a width of 10 feet from
center line to property line;

That development be according to the approved pl'ot plan,
except for minor modifications app~-o,~Ted by the Planning
Departmcnt.
That all conditions of the Building and Fire Departments
be met.
~]at a landscape plan be submitted to and approved by the
Planning Department, including the provisions of Sec. 41-618
of the Zoning Ordinance, and that said landscapin~ be
implemented and be continuously maintained.
That any trash a~eas be enclosed in accordance with the
Planning Department standards.
That there be a minimum 15 feet between main dwellings,
clear of balconies, landings or stairways.
That there be no after-hours operation (between 2:00 A.M.

That the business remain a bona fide eating establishment
as defined by the Alcoholic Beverage Control.
That there be no gaming devices, such as pool tables,
pinball machines, motion picture booths, etc.
That interior lighting of the establishment be in,accordance
w~th A.B.C. regulations.
That there be no conduct or entertainment allowed'on the
premises as prohibited by Ordinance NS-1047.
That'the use be approved for a period not exceeding six
(6) months, at which time staff will report to th( Planning
Commission for revocation of the conditional use ,ermit
should any of the conditions be in violation.

on a storm of a ten-year* frequency to show exist$ng and
proposed facilities and methods of draining this Site and
tributary areas without exceeding the capacity ofiany street,
