HomeMy WebLinkAbout72-059RESOLUTION 72-59 RESOLUTION OF THE CITY COUNCIL OF SANTA ANA GRANTING VARIANCE APPLICATION 72-22 FILED BY FERMAN ALARCON BE IT RESOLVED: That, based upon the findings of fact of the Planning Commission, the City Council of the City of Santa Aha does hereby grant VA 72-22 filed by Ferman Alarcon, to expand a legal non-conforming wreck- ing yard into the R 2 District at 3402 West Seventeenth Street, Santa Ana, subject to the following conditions: That development be according to the approved plot plan, except for minor modifications approved by the Planning Department. 2. That all conditions of the Building and Fire De- partments be met. 3. Provide a ten-year continuing offer of dedication for required street right of way. 4. Dedicate vehicular access rights. 5. Pay street lighting deposit for future street lights. 6. Pay street tree charges. 7. Construct necessary street improvements: Sidewalk, driveway, tree wells. 8. Close existing driveways as required to City standards. Ail public improvement construction shall be subject to inspection and approval by the De- partment of Public Works. 10. Required property dedications shall be initiated by the owner, through the Department of Public Works, at least four weeks prior to application for a building permit, or use as applicable, to avoid delay. The following requirements must also be met: A. Comply with all of requirements of the City wrecking and junk yard ordinance. B. No vehicles to be stored in the 20' driveway. C. Dedications: (1) Fifth Street: (a) Offer of dedication for a width of 40 feet from center line to property line over the east 33 feet of the westerly 45 feet with vehicular access rights. -1- (b) Vehicular access rights for the total frontage except at the east 33 feet of the westerly 95 feet. D. In~provements: (1) Fifth Street: (a) Full width sidewalk as required. (Some sidewalk existing) (b) Existing curb cuts to be closed and a drive approach constructed at the east 33 feet of the westerly 95 feet. A 20 foot wide unobstructed and continuously paved driveway shall be provided and maintained from Fifth Street to Seventh Street to accommodate 30,000 pound fire apparatus. F. Gates shall be 20 feet wide. G. 2A - 10 pound BC rated dry chemical extinguishers shall be provided within 75 feet of travel. H. Use of the premises shall conform to the regulations of the Uniform Fire Code. I. Variance is to be limited to 1 year from date of Council's approval.
