HomeMy WebLinkAbout72-064RESOLUTION 72-64 RESOLUTION OF THE CITY COUNCIL OF SANTA ANA UPHOLDING THE DECISION OF THE PLAN- NING COMMISSION AND GRANTING VARIANCE APPLICATION 72-32 FILED BY CURCI-TURNER COMPANY BE IT RESOLVED: That based upon the findings of fact of the Planning Commission, the City Council of the City of Santa Ana does hereby grant VA 72-32 filed by Curci-Turner Company to establish less than 4 acre parcels in the C 4 Dis- trict at 2640 S. Bristol Street, Santa Ana, subject to the following conditions: 1. That all conditions of the Building and Fire Depart- ments be met. 2. That a landscape plan be submitted to and approved by the Planning Department, including the provisions of Sec. 41-618 of the Zoning Ordinance, and that said landscaping be implemented and be continuously main- tained. 3. That any trash areas be enclosed in accordance with the Planning Department standards. 4. The following requirements must also be met: That finalized plot plans be submitted to and approved by the Planning Department and that all development be according to these plans, except for minor modifications to be approved by the Planning Department. That these finalized plans shall conform to all Code requirements of the C 4 District other than parcel size. Ce That an irrevocable agreement applying to Parcels #2 and #3 creating a covenant running with the land in a form satisfactory to the attorney's office, indicating no visible barriers between the parcels and a joint use agreement for the common use of all offstreet parking areas and driveway be recorded. Said agreement shall also stipulate that there be no parking stall assign- ment to each or any of the individual uses. De A 50 foot outside and 30 foot inside radius shall be provided wherever the access driveways make a turn (as noted on Plan). A water main system capable of delivering a total fire flow of 4,500 gallons per minute from approved hydrants, located not more than 300 feet apart, shall be provided. F. Plans of the above conditions shall be submitted to the Fire Department for approval. That no building over one story will be erected closer than 100 feet to the westerly boundary on Parcels 2 and 3.
