HomeMy WebLinkAbout88-043,297 RESOLUTION NO. 8W- ~ A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF SANTA ANA DESIGNATING A CERTAIN BUILDING AS HISTORICAL PROPERTY FOR INCLUSION IN THE CITY OF SANTA ANA REGISTER OF HISTORIC PROPERTY WHEREAS, the City Council of the City of Santa Ana has provided, in Chapter 30 of the Santa Ana Municipal Code for the maintenance of the City of Santa Ana Register of Historical Property, to include such property as the City Council determines to have architectural or historical significance in accordance with the standards set forth in Section 30-2 of the said Code; and WHEREAS, designation of property as Historical Property promotes rehabilitation by allowing the application of the State Historical Building Code and, as to property within a historical rehabilitation area, by giving eligibility for historical rehabilitation financing; and WHEREAS, the property set forth hereinafter has been reco~ended for designation as Historical Property by the Housing Advisory Commission; 1. The following building is found to meet the standards for designation as historical property set forth in Section 30-2 of the Santa Aha Municipal Code and is hereby designated as Historical Property, to be included in the City of Santa Ana Register of Historical Property: BUILDING LOCATION The Heninger House 602 South Birch Street 2. For the abovesaid property, the report entitled "Historical Property Description", on file in the office of the Clerk of the Council, is hereby approved and adopted as the findings justifying designation as Historical Property. The Clerk of the Council is authorized and directed to include such report, together with this resolution, in the City of Santa Ana Register of Historical Property. Constructed in 1911, it is two stories high and rectangular in volume, off-set with a prominent single-story rounded porch. The narrow lapped siding adds horizontal detailing and is part of the Colonial Revival character. This house was individually and personally designed by Mr. and Mrs. Heninger and is a unique blend of architectural styles. The graceful bellcast roof, closed eaves, prominent cornice, molding-trimmed frieze, carved brackets, hipped dormers, pedimented gables, round columns with Doric capitals, beltcourse, leaded glass transom, and porch railing are all Colonial Revival in style. As is true of an upscale Colonial Revival home, the foundation is elevated and clad in matching narrow lapped siding. The prominent rounded veranda and three-corner bay go back to the Queen Anne style. The windows, many of which have mullioned borders, and the doors are Craftsman elements. The house maintains most of its original integrity and fits the require- ments of the seven criteria for integrity: setting, location, design, materials, workmanship, feeling and association. Its fine architectural character, its representation of a particular time and place, and its designer/builder make it a good candidate for the Santa Aha Historic Register. 3 of 15 Roofscape: The varied roofscape, which includes the graceful bellcast hipped roof, prominent cornice with enclosed eaves, matching hipped dormers on the South, North and East sides, pedimented gables on the east (front) facade and the north side facade, carved brackets, and a molding-trimmed frieze, seems to form a crown on the top of the house. The dormers feature mullioned-patterned centered windows with vertical louvered panels on each side. The pediments have closed eaves, are clad in wooden shingles, and have mullioned-patterned windows in the center. A square brick chimney is visible near the apex of the hipped roof. Second Story: Three square bays, located on the second story, are placed below each pedimented gable. Two contain matching double-hung windows, edged in a mullioned pattern, while the one on the south side contains a smaller single window. The mullioned border-style window, often seen in Craftsman and California Bungalows built between 1915 and 1922, was very new when it was used in this house in 1911. It is used throughout the east, north, and south elevations of the second story, including the eye-catching triple bay and the decoractive window in the front facade. Plain double-hung windows are used in the rear facade, probably indicating the substantial added expense of the mullion-bordered windows. A square brick chimney and an open balcony, bordered with a solid lapped-board-sided railing, also grace the rear facade. 4 of 15 3O5 One of the most prominent features of the Heninger House is its rounded veranda, which reaches from the southeast corner of the front facade to the square bay near the northwest corner of the side facade. The building's orien~ation on the corner of Birch and Bishop allows a Good view of the porch, which is supported by round wood columns with Doric capitals. The columns rest on a solid lapped-board-clad railing, accented with a cutout section of carved balusters at the rounded corner of the porch. The fenestration pattern includes plate glass windows, topped by plain transoms and flanked by double-hung windows on the front and north facades. A plate glass window with a leaded glass transom is located next to the front door. The Craftsman-style door, accented by four long, narrow, vertical beveled Glass panes, is flanked by single paned full-length sidelights. Pedimented gables, which match those on the roof, crown the steps which lead to the porch from the east and north sides. The steps and piers are now covered with flagstone, a fairly recent addition. The owners plan to replace the flagstone with wooden steps as originally constructed. The second door on the north side contains a sinGle-paned window. A beltcourse, trimmed at the bottom and top with a row of molding, separates the first and second story except where the porch or an addition is located. The first floor on the south side of the house features a square bay with no windows, a pair of small double-hung windows, and a lapped-sided wing with a centered double-hung window on the south 5 of 15 306 ( side. This winG was built in the 1940's. The rear (west) facade has a matching lapped-sided addition, also built in the 1940's with a shed-style roof. Interior: Typical of Colonial Revival houses, the rooms in the Heninger House are light and airy, with large windows in every major room. A double parlour stretches across the front (east) facade of the house. A glazed brick fireplace, in tones of brown, topped with a heavy wood mantlepiece, forms a diagonal corner in the northern most parlour. A wide archway separates the parlours. The large square kitchen faces south. Three smaller rooms and a bath complete the downstairs. Four bedrooms, a bath and a fainting room on the second floor are all original. The wide fir trim and # lintels, topped with molding, are original and add character to the interior. Ga.ra~e: Narrow lapped siding, which matches that of the house, covers the exterior of the single-storied hip-roof garage. The matching garage doors face Bishop Street to the north. The garage blends well with the house and appears to have been buil~ in 1940's. Conclusions: The Heninger House is one of the finest Colonial Revival/ Transitional houses in Santa aha, and one of the most important homes of any vintage located in Heninger Park Historic District. 6 of 15 307 It retains 95% of its.architectural integrity. Heninger House'is significant to the City of Santa Rna because: (a) It is associated with the broad patterns of'Santa Ana development and played an important.part in the settlement period of.~he Heninger Park Historic District by encouraging other prominent Santa ~a citizens to Build fine homes in the neighborhood. 'It makes an arbhitectural statement about the 191.0-1920 era in Heninger Park. (b) Martin R. Heninger, whose name figures prominently in Santa.Ana history as thel developer of the large area between First S~reet and McFadden and Sycamore and Flower, buil% the hous~ ~nd lived there for five years. (c) It embodies the distinctive characteris%ics of the fine Colonial Revival/Transitional architecture, possesses high artistic value, and represents the work of a master builder, ~artin R. Heninger. Built by Martin R. Heninger in 1911, this was the "dream home" of he and his wife, Ma~y. The subdivision in which it is located, as are several others south of First Street, is titled Henin~er's Second Addition. The --- Heningers made a large impact upon the development of Santa Aha, and their home is one of the finest examples of Colonial Revival/Transitional architecture in the City~ 8 of 15 ..
