HomeMy WebLinkAbout89-101RESOLUTION NO. 89-101 REL:mb(18) 4/14/89 Rev. 9/26/89 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF SANTA ANA AMENDING THE GENERAL PLAN TO ESTABLISH NEW BUILDING INTENSITY STANDARDS FOR THE XEROX CENTER DEVELOPMENT SITE (GPA 89-7) 091 WHEREAS, the Planning Commission of the City of Santa Ana, after duly noticed public hearing, approved an amendment to the General Plan of the City of Santa Ana as hereinafter set forth; and WHEREAS, this Council has reviewed and considered the environmental impact report prepared for the proposed Xerox Center development project and, by its Resolution No. 89-100, has certified said environmental impact report and made findings in support of the approval of said project, all in accordance with the California Environmental Quality Act; and WHEREAS, this Council, after duly noticed public hearing, concurs in the Planning Commission's approval of said General Plan amendment; NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF SANTA ANA AS FOLLOWS: 1. The Land Use Element of the General Plan of the City of Santa Ana is hereby amended to establish a floor area ratio of 3.291 as the building intensity maximum for that certain area of the city shown on Exhibit A, attached hereto and incorporated herein. 2. As used herein "floor area ratio" shall have the same meaning and be determined in the same manner as set forth in General Plan Amendment 88-2, approved by this Council by its Resolution No. 89-18, adopted February 21, 1989. 3. It is the intent of this Council to permit the develop- ment of the subject property to a maximum of 1,150,000 square feet of building space (consisting of 326,936 square feet of building space now in existence and 823,064 square feet of add- itional building space). The abovesaid floor area ratio is based upon this maximum development in proportion to the area of the subject property exclusive of all required right-of-way dedica- tions and reservations of land for future freeway improvements. That net site area is understood to be 349,418.39 square feet. In the event of any subsequent different measurement of the net site area, the abovesaid floor area ratio shall be adjusted as necessary to preserve the abovesaid maximum development of the subject property. The building intensity standards established by this resolution supersede any and all previously adopted building intensity standards in the General Plan with regard to the subject property.
