EXCLUSIVE RIGHT TO NEGOTIATE FOR AMERICAN HOSPITAL SUPPLY
CORPORATION IN NORTH HARBOR BOULEVARD REDEVELOPMENT PROJECT
AREA
Mr. Swanson stated that American Hospital Supply Corporation
proposes to build a multi-phased project beginning with a
180,000 square foot facility, followed at a later date by a
second facility of 140,00 square feet on a site equaling
approximately 20 acres. This development would have the
capacity to be one of the largest sales tax generators in
the City. He advised the Agency members that this would
entail the purchase of willowick from the City of Garden
Grove.
Mr. Wilson stated that this particular development proposal
was very much in line with what staff desired for the
development of this area. He stated that the six month
exclusive right to negotiate would lead to a construction
schedule goal which meant that they would go into
construction by the summer of 1984.

Ms. Martha Ramirez, 3301 W. Fifth Street, Santa Ana,
California addressed the Agency on the subject matter
stating seven points that she felt that the Agency should
work on. They are as follows:
1.
Two hundred (200) jobs will be generated, 90% of
whom would be transferees. Agency members should
be aware that this will not be a big job
generator.
2.
They do not want traffic

very closely with the family.
7.
Commitment in writing from American Hospital
Supply Corporation to work for better of the
neighborhood.
In conclusion, they want to work with the City not against
it. They do not appreciate being lied to or being insulted.
They do not wish to be taken advantage of, they need the
City to work with them and not against them.
In response to a question from Mr. Acosta, Mr. Wilson
responded that they were not displacing any homes on this
project.
Mr. Wilson stated that the park site will certainly involve
the residents.
Ms. Ramirez stated that they want the historical boundaries
kept; 6.62 acres of the park.
Mrs. McGuigan stated that she would be closely following
staff responsiveness to neighbors concerns.
After a brief discussion, a motion was made by Mrs.
McGuigan, seconded by Mr. Acosta and carried unanimously to
authorize the acceptance of American Hospital Supply
Corporation's offer to negotiate exlusively for a period of
six months dated October 7,1982.
