RESOLUTION NO. 76-26
A RESOLUTION OF THE COMMUNITY REDEVELOPMENT
AGENCY OF THE CITY OF SANTA ANA GRANTING A
VARIANCE FROM THE REDEVELOPMENT PLAN FOR THE
DEVELOPMENT OF LOW AND MODERATE INCOME APART-
MENT HOUSING IN THE AREA BOUNDED BY FIRST,
FLOWER, THIRD AND ROSS STREETS.
BE IT RESOLVED by the Community Redevelopment
Agency of the City of Santa Ana as follows:
1. That it is hereby determined that exceptional cir-
cumstances exist to grant a variance, and a variance is hereby
granted, to the Community Redevelopment Agency of the City of
Santa Ana and to its successors and assigns in interest, from
the limits, restrictions and controls of the Redevelopment Plan
for the C~ty of Santa Ana Redevelopment Project Area, for that
land presently owned by or hereafter to be acquired by the said
Community Redevelopment Agency which is located within an area
bounded on the south by First Street, on the West by Flower Street,
on the North by Third Street and on the east by Ross Street, in the
City of Santa Ana;
2. That the proposed variance, as hereinafter conditioned,
will be compatible with the standards and ~equirements set forth in
the said Redevelopment Plan;
3. The modifications in the variance necessary in order
to meet the requirements of the said Redevelopment Plan are as
follows:
(a) The variance is granted upon the con-
dition that the said Community Redevelopment
Agency enter into an agreement with a developer
providing for the disposition and development
of the subject property as a combination of
approximately 199 units of low-rent apartment housing
and 300 units of market rate apartment housing
for low-and moderate-income families; that such
agreement contain specific provisions governing
the design and improvement of such development;
and. that development be in accordance with such
provisions; and
(b) The variance is granted upon the
additional condition that the City of Santa Ana
rezone the subject property to the SD (Specific
Development) use district and adopt a specific
development plan for the development of said
property; and that development be in accordance
with such plan.
4. That the said Community Redevelopment Agency has not
at this time entered into an agreement for the development of
improvements in accordance with the variance and submitted plans,
but intends to do so in accordance with the condition hereinabove
set forth;
5. That this variance and the conditions herein are
necessary to protect the pub1tc health, safety and welfare of the
citizens of the City of Santa Ana.

6. That this variance does not supercede any other
approval required under the ordinances of the City of Santa Ana.
