Settlement Accent Responsibilities <br /> Settlement Agent's obligations and responsibilities are limited onlyto those it has agreed to in writing and as <br /> required to comply with applicable laws. No other obligation or duty will be assumed or implied. <br /> B. Parties`Instructions to Settlement Agent <br /> The Parties instruct and authorize Settlement Agent to perform the following services to complete and process <br /> the settlement of the purchase and sale of the Property pursuant to a real estate purchase contract that has been <br /> provided to the Settlement Agent by the Parties: <br /> • Order a title insurance commitment or preliminary report for the purpose of issuing a policy or policies <br /> (collectively the"Policy") of title insurance upon the completion of the sale and transfer of the Property to the <br /> Buyers. The Policy to be issued to Buyer and/or Buyer's lender(s) will be issued by a title insurance company <br /> ("Title Insurer") that may be the Settlement Agent or an affiliated company. <br /> • Deposit funds presented into Settlement Agent's general escrow account.
